    pretty much any useful information you have! It is my first time owning a home (never rented before, still living with parents and my partner) so am a bit clueless about everything!

    I would suggest doing some research online. But there are a lot of expenses which come with owning you own home! Have you got your life insurance out? Also you will need buildings and content insurance!

    I have budgeted for pretty much everything, I have a note book full of different prices (min-max) etc. I will be doing all insurances together (life, buildings and contents etc) with my mortgage broker as he also does all of the above things within his lifetime fee :)

    We only reserved yesterday (late evening) so haven't had any contact from them yet.. I have researched everything I need to submit to them though and have it all prepared ready to send through :)

    Regarding making an offer on a new build, how much lower that asking price is sensible?

    I know developers might be more tempted to accept an offer towards the very beginning and very end of a development but any other tips on getting them to accept a lower offer?

    Hello to all the new people,
    H Gunter we have been given may/june to complete too so will be doing things around the same time!

    Full Mortgage application submitted today by our broker so nervously waiting the decision!

    Has anyone been reading up on the leasehold articles that have been in the news recently? The house we want is leasehold with a ground rent of £300 I am going to make sure I talk to the soliciter to look at and explain all the clauses on this. Not sure if ours is a little different as we are buying through the affordable housing scheme offered by our local council

    I would have thought you'll be pretty safe with your ground rent as it is the local authorities properties and probably will be for a considerable period. I think it's the private builders that can sting you (fingers crossed it doesn't happen to me haha)
