You can tile around them but if you really wanted to you could remove the toilet and sink to tile under. We did ceramics in our hall and we were going to tile around the toilet but then hubby just decided to take it off, tile and outback back on. Tiles round the sink though.

We did pay for heated towel rails. We priced them up in a local DIY store and the devloper wasn't charging that much more. Also looking at the show homes they are fitted onto the tiling and we figured we'd probably damage the tiles and spend more putting it right :)

We went to the site office last Saturday and our completion date has been put back by 3 months. Not the end of the world but quite annoying since the previous week's update estimated 3 months earlier! Was due end of March but they have done no work for 8 weeks....
  • Hello all,

I've read the whole thread now so I'm fully up to date.
We are going on Saturday to see a version of the property we want to buy, ours (possibly) is just some markers on the ground just now.

We have a hold on the plot but haven't reserved anything yet, we want to see it first.

We're in Scotland, this will be our Second home, the first a 3 bed flat that if we could lift and move we would but alas we cant and the neighbours are terrible so we cant stay.

    so :hello: from me!

We can officially join! All paperwork from the council has come back and we have been accepted, going to pay the reservation fee for our plot and see all the drawing etc on Saturday!

What are the kinds of fees we are expected to pay between now and completion I have read loads of different numbers so would like a rough idea. We have money saved for them but need to know if its enough. So far I can think of
    reservation fee £500
    Solicitor £200 initial
    Broker £0
    stamp duty £0

as has anyone used the help to buy isa? I am confused about when you get the bonus or how it gets used

Are you doing any extras clur? If so, check with your developer how/when these need to be paid (for us it would have been 25% up front and the rest on completion except we bought when it was already built so had to pay 100% up front.

  • Hi All,

We reserved a new build in November, exchanged in December, expected completion 28 April. Does anybody know roughly how long after the roof goes on until completion, from experience? Our mortgage offer expires at the end of May, so any delays more than a month could be an issue!

Clur - we used the Help to Buy ISA. Everyone (solicitor included) seem confused about the bonus. You can use what you saved in the H2B ISA for your deposit, at which point your solicitor will need to claim the bonus, but this cant be used until completion (we weren't told this until day of exchange!). Hope this helps

    Every builder is different.

We completed on 30th Novembet, but the houses opposite had their roof fitted before we reserved. Those houses have only just gone up for sale last week and probably won't be ready for another 3-4 months as they still don't have all their windows.

kirstypops I don't think we are going to go for any extras as have heard they are quite overpriced, but will see what they have to offer.

In regards to the solicitor the developer wants us to use their own is this a wise choice or is it better finding one of our own (ohs cousin is a solicitor so we could use her)

The help to buy isa bonus is confusing but I think I have it clear after a bit of research. The bonus goes towards overall money you put towards the property at completing.

Hello Ben and Tootiemaac looks likes we may all be going through everything at the same time. Our house should hopefully be ready in June. Ours should be complete earlier but we need to wait for others across from ours to have roof on for health and safety aparently
