Hey everyone,
After months of planning, sorting the sale of our property out and delays with plot releases, we are finally in the position to reserve a plot!
One thing I want to make sure we budget for is extras and upgrades.
We are buying a 3 bed semi-detached with a downstairs WC, ensuite to master and standard bathroom through Taylor Wimpey.
We will need the obvious like flooring, and will probably have the main bathroom all tiled and half tile the ensuite. Probably not the downstairs WC.
I am not sure how much things cost so any help guidance would be appreciated as to what people paid?
Another random question - Has anyone had a wood burner fitted to a new build, or do you know if it is possible?

We've gone ahead with the Movemaker scheme, purely for the convenience. I'd say there's definite pros and cons, but for us the fact that someone else is pushing along the purchase and organising estate agents visits was definitely helpful as it takes some of the admin and decision fatigue out.
Another benefit for us was that we'd had private valuations earlier in the year and had discussed our expectations with the sales office prior to the Movemaker valuers coming out. When the Movemaker week sale valuation came in at £10k lower than the highest price we'd been told to put it on the market for (with a view to accepting offers at £5k to £10k lower), the sales ladies then committed to putting in standard flooring for me to help make up the difference in expectation.
Interestingly, the part ex value was only £5k lower than the suggested value to put it on the market at, but no chance of any extras with it. They do provide you with a pretty decent report to explain the valuation, which is some comfort.
All of that said, I think you'll always be in the strongest position if you've already sold before reserving a plot. But that assumes that the timing works for you (it really didn't for us!)0 -
Hi everyone! We are on the final countdown! So excited, 2 weeks tomorrow till we complete. New home demo booked in for 25th June. Very excited to finally go in and see what it is like. We have watched it being built up from the foundations every weekend so its a bit surreal. Cant wait to hear how everyone gets on!0

So I'm getting really excited now!!!!! (Also slightly overwhelmed with all we have to do)....we had word from our solicitors this morning we are completing on the 24th of June!! So next Friday!!!!!! I can't believe it's finally here and been six months since we reserved. We have our demo meeting on Saturday and they are putting carpets in today! I have two and a half weeks off work for the move and finish at work next Tuesday so it might feel real then!0

I’m hoping I can sort of half join this group! We have fallen in love with a David Wilson new build and we’re waiting for the price of it to be released (hopefully tomorrow!). We’re then looking at going down the part ex route as our house isn’t on the market, so it will all hinge on how much the house comes on at and how much they offer us for ours. We may know more tomorrow.
I have mixed emotions at the moment and feel nervous. We didn’t intend to move yet and when we did we intended to move to something bigger – the new build is a 4 bed detached, so is our current house. The new build is bigger but double the price, so I’ve felt slightly concerned and nervous that we’re making a huge price jump for only a little extra space. But, my husband loves the house and can see it as our forever home (albeit not our dream home). I also felt a little worried as I read so much about new house depreciating in price as soon as you move in. But as we intend to stay for quite a few years we’re hoping that wouldn’t be an issue. And of course I’m slightly nervous about doubling our monthly payments as we’re comfortable at the moment!
Like others have said, every man and his dog has an opinion – cramped plots, etc. But the main thing someone said is don’t buy yet when there’s a referendum! However I don’t feel that matters.0 -

Stamp Duty is equal to cash therefore it will impact your deposit percentage and as a result your LTV. So if you have a £20k deposit and STD is £3k then you now have a £17 deposit - which is then used to calculate your LTV.
I highly doubt a builder will pay your STD on a property they have only just released the price on. STD is generally offered as an incentive when a fair proportion of the house is built0 -
It won't necessarily impact your deposit percentage/LTV, depends on the lender's policies. Quite a few ignore up to 5% worth of 'cash' incentives, while others won't accept a single Pound's worth...0
