'k, so lets say we build 1 million shiny new homes and requisite infrastructure across the SE in the nex t 5 years - what effect do you think this would have in terms of magnetic pull on people abroad?

So what happens when that 1 m homes are rapidly taken?

Again lets have a vision for AD 2100

looking ahead nearly 100 years is stupid as there are big unknown variables which could make 100 years from now just as unpredictable as today was in 1900

Building more homes does not pull in migrants or even encourage more local babies. This is clear from nations which are building homes yet the population is static or falling (germany, japan). You can also see this locally for instance London has built fewer homes per capita than say the north yet london has had more of a population boom

What about people who aren't that well funded? They can find very cheap areas to retire to in the EU right now and live better lifestyles (for them).

'Cheap areas' will welcome every damned person they can get, after all many such areas have seen an outflow of citizens.

In most cases Brits are seen as self sufficient, not there to sponge systems nor undermine wages, and that generally their touristic influence is beneficial to local economies.

Why on earth would struggling economies wish to stop Brits buying local properties and supporting local business?

Even The Bible told us 'build it and they will come'. The M25 attracted more people and cars, to the SE - build all you like and more people will keep coming (unless an area is too deprived)

You really don't know any migrants if you don't know they share photos with folk back home of their nice shiny British home and tell of the wonders of free education and NHS if you think these things aren't a magnetic pull.

So we keep building, they keep coming, and before you know we will all stare bewildered at the un ending conurbation blighting life

So what's the concrete plan for the UK if we vote leave?

    How many immigrants per year?

What will our trading terms be?

How many jobs will we gain or lose?

Which other countries have said they'd prefer us to leave the EU and are willing to enter into better trading arrangements with us if we do?

immigration at round zero plus or minus some essential workers

trading terms will be appropriate to the situation : simple or complex depending ..in many case virtually none as I believe in free trade

we will maintain full employment : as you repeatedly claim we have a huge and growing shortage of labour so maintaining full employment will be no problem

countries will act in their own self interest and so will be happy to trade with us for mutual advantage.

I'm trying to find a prosperous independent nation that craves giving away it's independence, given Hamish and co imply independent nations are somehow impotent and failing, unable to work with others. Poor sods eh.

So your answer is none then.:)

And we're supposed to just believe your fairy stories?

In Hamish Noddy world, nations will all turn on Britain and not want to enjoy mutually beneficial relationships. Australia, part of the 5 Eyes system with us, will throw a trade huff if we regain our independence?!!!!!!!!!

    So infantile it's hilarious.

You obviously think leaving the EU is going to dramatically reduce immigration. Have you assumed this or gleaned the information from the leave campaign?

As half of the arrivals to these shores are from outside the EU I'd suggest no recent government has been chomping at the bit to reduce immigration anyway.

I don't think you need to worry about 1m new houses in the SE in the next 5 years by the way - it's not going to happen.

Brexit would be the long awaited starting gun for UK Politicians to start addressing the implementation of a proper points based border system.

Again this defeatism typifies remain. Other nations manage migration very well, it's so quaint people can't see this.

At current rates, UK population is set to be 150m by 2100, a great deal of it in the SE. Hideous.

You're going to be sorely disappointed if you think immigration down to zero as a result of Brexit is even the slimmest of possibilities.

It's nothing more than dressing up hopes as a plan.

brexit give the UK the option of determining the level of immigration.

I don't know what the people will vote for in practice once given the chance. Neither do you.
