    So my lovely little flat is on the market and not moving... not really surprising but any hints to get it going would be great.

    It's on with a reputable local agent
    and
    I've put a flyer up at work

    So far I've only had the one viewing

    Any sensible tips would be appreciated.

    I guess it's due to one or both of the following:

    1. There's something fundamentally wrong with the property (be it the location, structural issues, needs updating, etc.)

    2. Price is too high

    If you're sure it's not one of the issues in 1. then try lowering the price and see how you get on.

    As people have told me on this forum, something is worth only what someone's prepared to pay for it.

  • Hi, i wonder if someone could give me some advise on a matter....

    Last year we remortgaged our house, they valued it at 180k and we mortgaged it for 160k. We have now decided to move and just had it valued at a staggering 155??? what with the further 10k for redemption were a bit stuck. Where do we stand in selling a house that is under the mortgage value or are they in the wrong for doing too high a valuation just to get business?

  • That's negative equity I'm afraid. It probably was worth £180 last year so they were not in the wrong.I don't think you'll be able to move. Sorry, I think a lot of people will be having same problem.

    Hi Jeff, thanks for the information on estate agencies, I worked for one myself for some years, and it is good advice, just one addition, you can sometimes ask a solicitor for a fixed fee, that is well worth it if things go wrong,regards oap

    I have posted this in a separate thread in the fear it doesn't get seen here, please delete if deemed necessary....

    I am in the process of putting my house on the market and have had 3 agents around to value the property. The valuation price has been pretty much the same give or take £5000. There selling fees are 0.75%, 1.0% & 1.25%, but what they deem as sold is different.

    One agent said, it is sold once you exchange contracts and physically move so that is when they get paid. There fees are 1.25% and non negotiable.

    Another said, if you pull out as the seller you pay the fee, but if the buyer pulls out there isn't a fee to pay. There fees are 0.75% non negotiable.

    The third said, if you pull out you may be charged. There is a £200 withdrawal fee if you take the property off the market and no fee if the buyer pulls out. There fees are 1.0% and negotiable.

    A mine field if you ask me, is a lower % better or not as there are a few clauses in the small print etc?

    Hey guys, a current trend which is practically scaring the estate agents on the high street is that more and more people are listing their houses for sale online through companies such as thelittlehousecompany.co.uk for a one time fee of about £100 and they list your house online until its sold. theres more and more reliable companies and the benefits are that u dont pay ANY estate agency commissions and you get MORE exposure!
