    The floor plan says it's 173.3 m2 total floor space, that is near to mansion size. I'd like to believe it's correct, but I don't think it is, looking at the house. I think it's probably going to be in the 120-140 m2 region.

    Also, the fact you are using Purple Bricks would put me off, only seen negative stories about them flying around.

    Tiling in the kitchen doesn't really charm me, can be changed, of course. The units themselves and the worktops are neutral enough. The cabinet next to the sink in the bathroom is a bit weirdly placed and it further darkens the bathroom decor, I'd probably remove that one, but that is personal taste. Would be nice to see a splash of color in that bathroom though, just a little something from a few accessories or something as it's just dull at the moment, that being said, I don't like the red in the ensuite, that's a bit too much ^^

    All in all, nothing that would put me off so much I wouldn't buy it, so yes, it's more than likely the price in the end.

    It is a big house, so can imagine the sq ft to be correct.

    The EPC for the property states the square meterage as 112.....

    3 bed (or 4 depending on use of the downstairs room), garage, bigger garden even with the garage where it is, within 1/2 mile of your location and 12k cheaper than you.
