That's why I started the sentence with "For me".

That's why I wasn't referring to you. I was referring to most people.
  • I would swap the study and the dining room- at least for the pictures. In it's current position the dining table looks very squished in.
No lounge photo? Immediately makes me think your lounge/ diner is actually one small room and not big enough to multi-purpose
Scrap number 12, put no.11 as the first picture and I'd also scrap no. 2 as it's not it's best angle from outside
Bathroom pictures should be next to each other when flicking through. A silly thing, but I got distracted by your clock in the bathroom thinking 'oh a clock in a bathroom, how unusual, it must have been 2.10 when the photos were taken'- a silly thing I know, but it means I wasn't looking at the actual room- similarly in the other rooms your walls are quite busy which makes it seem your home, but a viewer wants to imagine it as their home
Bedroom 2- is there anything you can do to make it more-bedroom like and less like a studio? Even just for a photo?
Bedroom 3- looks very small with such bold colours
Bedroom 1- could you try it with white bedding? It might make it less dark
Also from your floor plan I can't work out which bedroom is which- which is confusing as bedroom 3 looks the smallest, but they are similar on the floorplan
Kitchen- is the unit in the middle fixed or freestanding? If it is freestanding I would remove it from the photo to make the room seem more open. If it is fixed I would take the clutter from the bottom shelf as it distracted me

Sorry if this is harsh, and it clearly looks like you use it well as a home, but some viewers have very little imagination for how it would be like for them to live other houses so need a bit of a helping hand

Don't worry about being harsh, it is our home of course but we do want to sell it. Viewers clearly can't see through these things.

We will swap the office and dining room around. And space out the lounge.

And the bedrooms are an easy fix.

Can move the island unit in the kitchen out of the way.

Believe it or not, the bedrooms and the bathroom are all a similar size but that is obviously not clear from the photo.

    Can certainly take clocks down.

I would hope you can! You are paying them to sell your house after all. It sounds clunky and unprofessional, and there are some spelling mistakes "suburb", for example.

Will try and put something diplomatic together. We aren't very good at putting someones work down. But clearly something needs to be done.

I actually like the bathroom, although I do think you should buy some of that stuff to frost the windows.

I think the master bedroom would look very different with white bedlinen and enough natural light that the lamp doesn't need to be on. Somehow the effect of so much black and red with dim light and the lamp on is giving an off-putting effect that might not be as bad in person. However if viewers aren't booking a viewing they aren't going to see it in person.

The photo of the kitchen should be without the portable kitchen block, even if you put it straight back. The thing to remember is that rooms look more cluttered in photos than in real life. So worktops and all surfaces should be virtually empty in all rooms.

Will do some research about frosting for the windows. Hopefully that will be a cheap fix.

I apologise to the OP, but I have to echo the thoughts of people on here; this is not a house that appeals to me at all. The write-up is cheesy and naff, and it looks unprofessional.

And the bathroom 'may' be HOOOOOOJ, but it's not appealing at all. The bath in the middle of the room is weird, and the window is not frosted!

2 of the bedrooms are very small, the whole house looks cramped. As someone said earlier, it looks as if it was an afterthought on the end of the road, (as it looks a bit squashed and cluttered.)

The whole decor is gawdy imo. The kitchen is bleh, and what is that thing standing in the middle of it?

Bedroom 1 is yuk imo. All red? No. Just no. Bedroom 2 looks like someone's garage. Bedroom 3 is gawdy and pokey.

Pic 4 is supposed to be the dining room, but is obviously not used as such. It has wasted space as there is just a PC and a table and chair in there. And you have shoved the dining area into the lounge; making it cluttered and overcrowded.

Where is the picture of the lounge?

    Garage? Carport?

Also, it's overpriced by about 10-15%.

    Sorry.

I can't think of anything really positive about it, except it's detached. Then again, it's verrrrry close to the house next to it. Way too close imo.

Oh dear. lots of work to do then
  • You've turned a 4 bedroom house into a 3 bedroom house - that is bound to cost you money in resale value. What is worse, you did it to one of the three genuinely double sized bedrooms that you had not the "box room" at the back. That seems like an odd choice to me.
Decor is, obviously, a matter of taste but even Laurence Llewelyn-Bowen was forced to repaint in neutral tones after failing to sell his place at first offering.

    SP

To be honest we have done the house for us, and never had the intention of moving but unfortunately circumstances change. But the bathroom for a 4 bedroom house was not adequate at all, and actually the local agents at the time agreed that a good 3 bed with ensuite was better than a poor 4 bed
  • I'd never buy a house with a bath like that.... there's no way I'd be safe to get in and out of it. There's nothing to grab hold of....

OMG ... tart's boudoir as a bedroom. That'd have to go! Are those people having sex/naked in those pictures??

Small bedroom... omg .... quick, buy a tin of white paint for me.

I see nothing wrong with the other rooms, or how you're using them - just in the "personal taste" stuff, which isn't to my taste.

House has a lot going for it.

Well not changing the bathroom i'm afraid, that would be a step too far.

I love our bedroom but clearly isn't to everyones taste so best sort that out. I love a splash of colour i'm afraid.
  • Thanks for all your opinions, very helpful. Certainly gives us something to work on.

The only negative thing we had from the viewer that did come was about the garden. And yet noone has said anything about that. We were thinking of fencing some of it off to make it more secure and private.

Have change the order of pics
