Our house has been on the market now for over 3 weeks and we have only had 1 viewing. The feedback was positive but they still went with another house.
We have never had this situation before and have sold houses successfully in the past. The lack of viewings is very concerning.
The agent just says to lower the price but to be honest it is priced alongside similar houses in the area and 25k under the Zoopla estimate.
We have just removed a photo of the lounge as its a patterned carpet and wondered if that was putting people off. Its laminate underneath so we thought it might be wise to take the carpet up completely.
Another thought is that the lounge is very large and we currently use one end of it as dining. The 'dining room' we use as an office. We wondered if it was better to move the computer into the lounge and put the dining table into the actual dining room? Personally I thought people would prefer separate office space nowadays and open plan dining but maybe that isn't the case.
Any constructive advice greatly appreciated.

It always puts me off when a picture of the interior is used first, rather than the exterior. I always think 'this house is going to be ugly'.
I'd use the pic you have currently at no. 11 as the first pic. It's not perfect, but it's still better than using an interior shot.
What you're saying with the interior shot is 'this is the best room in the house, it's downhill from here.'

I'd get some neutral paint and paint the rooms in pics 7 &9. Current decoration makes both rooms look small and dark.
And my pet hate is exposed boilers. Box it in, of possible.
Why did other properties close to you sell for much less?
I think you're unfortunate that you've got a house that looks like a developer's after-thought. One that's a bit squashed in.0 -

Zoopla price guide means nothing to disregard it.
there is a 3 bed semi on in the same road for £155,000...that makes yours seem very expensive. The strong decor may put some people off too. Looking at the local area nothing has sold for more than £170,000 including 4 bed detacheds, so, I would say overpriced I'm afraid.0 -
The decor is very to your taste. I also agree that the first photo should be the outside. Some rooms look cluttered and small, which also may be putting people off.
If it's a bit too expensive for the area, buyers will be looking at it, thinking that's a lot of work (albeit cosmetic) when the one down the road needs less.
The agents wording is also off putting. cheesy and OTT. 'Breathtaking' and 'gem of a house' doesn't do anything for me.0 -

I don't think I'd want a bathroom with clear glass windows, also the two bedrooms are far too small. A lot of clutter around too.0

You need a photo of the lounge, allw e can see is the far end with a dining table crammed in.
I would also put the dining table in the dining room and remove the butchers block/island/trolley thing from the middle of the kitchen.

I don't think I've ever seen a bathroom as the first picture before!
Re the description - your house is hardly a 'unique' opportunity.
From the pictures, I think it's really stretching things to call all three bedrooms 'double'.
It also looks as if there's a lot of wasted space in the downstairs hallway.0 -
I would swap the study and the dining room- at least for the pictures. In it's current position the dining table looks very squished in.
No lounge photo? Immediately makes me think your lounge/ diner is actually one small room and not big enough to multi-purpose
Scrap number 12, put no.11 as the first picture and I'd also scrap no. 2 as it's not it's best angle from outside
Bathroom pictures should be next to each other when flicking through. A silly thing, but I got distracted by your clock in the bathroom thinking 'oh a clock in a bathroom, how unusual, it must have been 2.10 when the photos were taken'- a silly thing I know, but it means I wasn't looking at the actual room- similarly in the other rooms your walls are quite busy which makes it seem your home, but a viewer wants to imagine it as their home
Bedroom 2- is there anything you can do to make it more-bedroom like and less like a studio? Even just for a photo?
Bedroom 3- looks very small with such bold colours
Bedroom 1- could you try it with white bedding? It might make it less dark
Also from your floor plan I can't work out which bedroom is which- which is confusing as bedroom 3 looks the smallest, but they are similar on the floorplan
Kitchen- is the unit in the middle fixed or freestanding? If it is freestanding I would remove it from the photo to make the room seem more open. If it is fixed I would take the clutter from the bottom shelf as it distracted me
Sorry if this is harsh, and it clearly looks like you use it well as a home, but some viewers have very little imagination for how it would be like for them to live other houses so need a bit of a helping hand0 -
Pics 4, 7 & 9 make the rooms look dark. I'd get a new set of pics done by a better photographer.0
