    Another note, the totals on the square footage/meters at the bottom of the floor plan don't seem to correspond with the room sizes as noted in the description.

    The floor plan says it's 173.3 m2 total floor space, that is near to mansion size. I'd like to believe it's correct, but I don't think it is, looking at the house. I think it's probably going to be in the 120-140 m2 region.

    Also, the fact you are using Purple Bricks would put me off, only seen negative stories about them flying around.

    Tiling in the kitchen doesn't really charm me, can be changed, of course. The units themselves and the worktops are neutral enough. The cabinet next to the sink in the bathroom is a bit weirdly placed and it further darkens the bathroom decor, I'd probably remove that one, but that is personal taste. Would be nice to see a splash of color in that bathroom though, just a little something from a few accessories or something as it's just dull at the moment, that being said, I don't like the red in the ensuite, that's a bit too much ^^

    All in all, nothing that would put me off so much I wouldn't buy it, so yes, it's more than likely the price in the end.

    I know Alvaston very well, I'm sorry but your house is way overpriced, especially given the changes you have made to your property.

    I'm speaking to you now as a retired property professional with over 30 years experience in the industry, much of it in and around Derby.

    (I also used to live not far from you for over 24 years so I know the area extremely well).

    You bought your house in August 2013 as a 4 bed for £140k and now you are trying to sell it as a 3 bed for £180k. I am sorry but you have shot yourself in the foot.

    You have clearly spent a lot of money but unfortunately you've not spent wisely. Reducing the number of bedrooms automatically Reduces a property's value, at least in the UK because we use the number of bedrooms as one of the yardsticks when determining price. Unlike the USA and many parts of Europe where they pay more attention to square footage and are not so concerned with a room's perceived designated function. For them size does count......

    I'm afraid that your lavish bathroom is not only a complete waste of money it has also cost you thousands in lost value by eating up bedroom space.

    How wide is the hall and landing.

    Looking at the floor plans they look wide enough to be put to better use, moving a few walls and incorporating the wasted space into other rooms. However, given that you've already spent a shed load of money already you probably wouldn't want to reconfigure the layout again.

    Oddly enough I am house hunting myself and I looked at your house before I found this thread. I studied the layout for quite a while because I do feel it has the potential to meet my requirements but I would want to completely rejig the layout and that would cost a fair bit.

    so, whilst I thought your house was interesting I had already dismissed it out of hand purely down to price.

    Am I right in thinking you have demolished a brick outbuilding of some sort which stood at the side. The driveway and front of the house certainly look much better than when you bought the property.

    I think a good quick fix would be to chop down those conifers to the front of the house. They do nothing to improve the frontage and in fact they actually detract from its kerb appeal. You could still keep the little retaining wall and just plant it up with some smaller more colourful shrubs and flowers. It won't cost much.

    Unfortunately I think you are going to either have to reinstate the 4th bedroom or drop your price.

    Take a good look at your competitors. The one in Shelton Lock is £40k cheaper and that's your nearest and most serious competition. Even so that one has been on the market for a long while too so again that one is overpriced.
  • Gosh, your estate agent is really getting good mileage out of their thesaurus. Can they tone down the effusions of wonderment at all?

    Might also be helpful if they learned to spell

  • I didn't see the original pictures and listing so can only give opinions on your updated one.

    I still think it's quite bold in your decor, your bedroom wall is dark with the black and red wallpaper and the red tiles in the shower in your en suite are just too much. You also have a fair bit of red and black in the kitchen too.

    I can always see past decor quite easily and am more than happy to redecorate to my own taste and it doesn't in itself put me off somewhere, however, if there are properties similar nearby that are more neutral then I'd be more likely to choose one of those.

    So I guess what I'm saying is, to achieve the price you want, you're going to have to completely make yours a blank canvas, I also think your kitchen lets the property down, the bathroom clearly has a wow factor, but for a detached yours at a high price point for the area, I'd want a wow kitchen too, not sure there's much you can do about that though

    You've worked hard and I definitely think you've made the lounge seem more spacious by creating a dining room instead of an office. The first spare room looks lovely now and shows off its size and tge white bedding in the master is an improvement. I think you are no longer highlighting negatives which is good.

    Looking at the pics it is hard to believe the floorplan is to scale.


    when reconfiguring the bathroom and ensuite why not use all the landing looks like wasted space after the bedroom doors.

    if you look at price history for places within a mile sold in the last year

    Little evidence that a £40k uplift since 2013 is justified with no added value. but there have been quite a few sales in the last year close enough to the price for 3 beds.

    THe loss of outbuilding and new drive does smarten up that part of the garden but is probably price neutral.

    I think your alterations inside have narrowed your market, if someone likes it then they may go top price but how long to wait for that person?

    The bathroom is no longer "family" and sort of makes the en suite redundant as a couples bathroom.

    A large ensuite with a smaller guest family bathroom would have been a better configuration(IMO)


    Good luck places never look their best outside in the winter.

    The one on Baker Street is in a notoriously bad area apparently. And the space is actually no more than we have here, except its more hap hazard. We viewed it before buying this place (when we didn't know the areas)
