  • I wouldn't frost the window- if a buyer wants that then they can do it. 3 of my bathrooms don't have frosted windows and it isn't an issue, in fact I love the light.

    The style is a real mishmash of contemporary (bathroom, dining room chairs) and much older person (dining room carpet ran cupboard etc) .

    Are your soffit and fascia in need of attention? Actually for that money whoever buys it could do it. And it look OK to me, only a bit cluttered if I was being critical.
  • Head to b&q and get a bucket of white paint and do the bed rooms. The floor plan seems they are big rooms but the measurement are missing.

    Remove the pictures and linen. Get decent white linen, primark have improved with decent sheets if white is not your taste. Get a nice Cream throw and few white or pastel cushions.

    Bathroom. It feels dark due to accessories. Personally like well designed small rooms but get a few white fluffy towels to off set the darkness of the units.

    Remove the couple picture in the dinning room for the photo, it's too identifiable. Keep it out of estate photos.

    Living dining sitting looks too cluttered. Remove the big pieces or try a white table cloth to see if it breaks up the darkness. Chair covers in white could brighten the room.

    The 2 rooms with desks. Paint the lower stairs one and move some furniture from the over cluttered room into the empty one.

    Why is there no picture of the ensuite, down stairs loo, have you a seating area outside,
    What is the garage, need a photo.
    The carpets look old in the living room.

    Sometimes you have to throw a bucket of white paint over everything and tart it up with lovely linen. Some buyers can't see potential beyond the other owners personal taste. It's one of your biggest assests so tart it up for sale and stage it. (obviously remove the bedroom picture and red decor- that NOT what I mean by tarting it up)

    A lot of women like neutral decor, buy to let people need to neutralise the decor it will open more potential sales.
  • Just one other thought. I wouldn't want to bath kids in that bath. I assume if I bought it and wanted to change the bath it'd wreck the floor. It's a shame when it seems 'done'.

    New first picture looks great btw. Much better.
  • I had difficulty distinguishing what was house and what was office. I agree with others about the bedroom and would remove the pictures and change to light bed linen and leave the decor if it is too expensive to change.


    As for the bathroom windows you could use a white roller blind the type that lets light in but obscures the view if you don't want the use frosted stick on. Something like this

    Or if you were really into crafts could you make a small screen to stand in the window. Or make a panel.


    Do declutter to make the most of the space. As the house from outside looks like a square box which needs softening somewhat.

    I know this has probably been mentioned, but I think the house is way overpriced. I looked online and saw quite a few detached houses near you for up to £20K cheaper. And they are 4 beds!

    So you are going to struggle to sell it £180K I'm afraid OP. It is overpriced.

    I know you probably think the house looks great, and I expect you have spent loads of money on it. (Especially the bathroom... which I assume has been made double the size by losing a bedroom, as it's now only a 3 bed house...?) But other people aren't necessarily going to like it, and won't pay £180K for a 3 bed detached when they can get a 4 bed detached for up to £20K less in your general area.

    Also, I agree with the post above; it's hard to distinguish what room is what in your house.

    Have you thought about reducing the price?

  • Definitely looks much better. The two smaller bedrooms look much bigger now. Some of the photos are a bit dark but I guess you can't help the weather!

    Having the exterior and garage as the first photo helps give an impression of the house and shows you have decent parking.
  • Thank you to everyone for their honesty. Of course its never nice to get negative feedback about something you have put your heart and soul into it but nevertheless we needed constructive advice.

    So we have been busy.....

    So what do you think now?

    Obviously we aren't expecting viewings now but we are hoping with the 'improved' listing things will improve in the New Year.
