Gosh, your estate agent is really getting good mileage out of their thesaurus. Can they tone down the effusions of wonderment at all?
Agree you need a pic of the outside first- no 11 is best as it shows you have a garage too.
The dining room / study looks cluttered to the point of being unusable. You may want to clear it entirely and move the dining table in, then your lounge will look bigger too.
The strong colours in the bedrooms may put people off and makes them look smaller. Perhaps repaint in a neutral and put some plain bedspreads on (b&m do cheap ones) At the very least take down everything on the patterned wall in the master room and get some photos without the lamps on.
Decorating a house to your tastes is great, but plain and neutral is what sells it to others.0 -
I think the decor is off-putting and the house seems quite cluttered. I agree that having the bathroom as the main photo seems a bit odd. The photos really aren't very good either (a wider lens, a tripod and no flash would really help).
For me, I think seeing 'Purple Bricks' would also put me off.0 -

I'd use the pic you have currently at no. 11 as the first pic. It's not perfect, but it's still better than using an interior shot.
What you're saying with the interior shot is 'this is the best room in the house, it's downhill from here.'

I'd get some neutral paint and paint the rooms in pics 7 &9. Current decoration makes both rooms look small and dark.
And my pet hate is exposed boilers. Box it in, of possible.
Why did other properties close to you sell for much less?
I think you're unfortunate that you've got a house that looks like a developer's after-thought. One that's a bit squashed in.
Ok, Can change the order of the photos and get rid of no 12.
Will get the paintbrush out on the 2 bedrooms.
Don't think we can do anything about the boiler - they told us when it was put in, it shouldn't be boxed in.
As for other properties, there isn't another house nearby with 3 double bedrooms, a huge bathroom and ensuite. So it is quite unique in that sense.0 -

Zoopla price guide means nothing to disregard it.
there is a 3 bed semi on in the same road for £155,000...that makes yours seem very expensive. The strong decor may put some people off too. Looking at the local area nothing has sold for more than £170,000 including 4 bed detacheds, so, I would say overpriced I'm afraid.
It is an expensive house for the area which certainly doesn't help. But £180,000 was the lowest valuation so we went with it hoping for a quick sale. Will look at the other measures and take a view on the price if things don't improve.0 -
The decor is very to your taste. I also agree that the first photo should be the outside. Some rooms look cluttered and small, which also may be putting people off.
If it's a bit too expensive for the area, buyers will be looking at it, thinking that's a lot of work (albeit cosmetic) when the one down the road needs less.
The agents wording is also off putting. cheesy and OTT. 'Breathtaking' and 'gem of a house' doesn't do anything for me.
Will look at removing furniture etc. The rooms are actually really good sizes.

Definitely use pic11 as the first as it puts people on guard when the first isn't an exterior shot. Also get rid of pic 2 as it doesn't add anything positive it just makes people think your house is squished in an awkward space.
Why isn't there a picture of the lounge, only of the dining part of it? Because it's a big table and you can see part of the sofa in the shot it gives the impression that it's a bit crowded in there.
Then both bedrooms look dark and the style won't appeal to the majority. The second bedroom looks like it's barely a double, is there more space than the photo implies? Then the third bedroom isn't shown as a bedroom, and if it's bigger than the second or is a double then you need to be showing people that.
Was there a photo of the en-suite as that is a positive that should be shown? I don't think you are showing the property the best way possible and you are highlighting it's negatives, or giving the impression it's smaller than it is, which should wait until someone views.Don't listen to me, I'm no expert!0 -

I would hope you can! You are paying them to sell your house after all. It sounds clunky and unprofessional, and there are some spelling mistakes "suburb", for example.0
