It is unpleasant to be faced with last minute haggling, it isn't unusual though.
Would your buyer accept less than 4k off, final price? I do hope that your finances can stand it so that the exchange goes ahead.No longer half of Optimisticpair

Caz, thoroughly exhausted catching up on your thread; hang on in there as I am sure that the benefits of being free of the flat have to be worth seeing it through to the end. Hope your next post is full of positive news.

Coming in blind so the thread, but I would urge you to ask the agent for a reduction in their fee as part of the final price negotiations.
Whilst this is normal practice, I might be inclined to mention that you don't take kindly to being lied to about the electrician's visit to your flat recently. I would imagine the agent knew exactly why the buyer requested access for the electrician (it rang alarm bells with me instantly and I am not in the business) and not declaring this to you is unprofessional and warrants a fee reduction IMO.

Final leasehold enquiries have come through from the buyer's solicitor and have been replied to. (Why on earth they think I might have a copy of the planning approval for my downstairs neighbours' basement conversion 8 years ago is beyond me! Have told them to ask the downstairs neighbours!) On track to exchange, hopefully Friday, more likely early next week...

Aw, thanks :beer: We actually moved up here at the beginning of June, so all the packing and shifting is long over.
No news yet; I suspect it's not going to be today now...

This is what I've mainly been doing this week!
The buyer's solicitor came back with three final enquiries, after which she said she was happy to exchange.
1 - would I sign a new transfer form with the price at the newly agreed £114k? Of course I will. That's done and sent back.
2 - Can I register the Deed of Variation in respect of the lease at the Land Registry or let them have £40 to do it? I told them it was done. They said it wasn't. I put them in touch with the solicitor who did it, and he must have put them straight, because they've shut up about this one.
3 - Can they see written proof that I got permission from the freeholders for the Sky dish on the roof, because it's a breach of the lease? This is the one that's causing the hold-up! Our freeholders, bless them, have done us a letter confirming that they gave us permission, but it's not got here yet. The buyer is telling her solicitor to go ahead and exchange anyway, because she's not bothered about it, her solicitor is refusing until she sees the letter. So the freeholders emailed me a copy, which was faxed over to the buyer's solicitor, but she still won't budge until she sees a signed copy - I was almost tempted to Photoshop the freeholder's signature in from another letter, but that probably wouldn't have been a great idea :rotfl:
So we are nearly, nearly there, and as soon as that letter hits my doormat and I get it sent to the solicitors, we should be able to exchange. Fingers crossed...
