    I think my kettle cost me about £6 from Wilko. OK, I'm not the most prolific tea drinker so I didn't need anything with extra bells and whistles, but it does the job.

    How much could I afford ? I said £175-£180 because of possible repairs etc
    I was told that that price is too low . Fair enough. I did say that I could maybe give cash offer of around £200k .
    I'm not going to go for it , but would like a look . She was telling me the obvious : check prices etc. She is buying the freehold with a few others in the block . There is a chance to buy freehold for £3,500 in due course.
    Service charges at present £375 per quarter= £1500. The a erag for plush flats around here. Told her I've been looking at other places, and keeping options open . Told her I fell on my feet with this flat , but don't expect miracles . Bottom line , is ive been brought down to earth and will find my ideal place eventually .

    I think those prices are a stretch on your budget AC. £200k with service charges of more than £1.5k per annum and a possibility of extra money needed to buy freehold sounds outside your comfort zone from the figures you have disclosed.

    Sorry I'm confused you said £175-£180k and that was too low but you offered £200k cash - your lower offers were cash too weren't they?

    The flat sounds like a wolf in sheeps clothing . I had enough of wolves when I was in debt :) I suppose I'm technically still in debt until I say goodbye to payplan next week:)

    Forgot to mention the obvious : she still hasn't shown me the flat !
    She brought a rug for the living room that was her mothers .
    The living room doesn't need it imho . I expected her to get the keys and show me round . Odd

    You make an offer and then you SHUT UP - you don't then blurt out the top figure you are prepared to go to.

    Never let the vendor know know how much money you have, cos guess what, that's what they will push for.

    Thanks LL . I knew I blew it then :) Still , I am somewhat puzzled why she travelled all the way here put a rug in the living room, and still not showed me the flat . I'm nosey now , and have no interest .
    Just want to look and have done with it .

    Ps......notice you haven't even viewed it yet.....,,,.so why are you talking figues.

    You don't even discuss money at this stage. So vulgar dahhhling. ;)

    You play it cool and you play your cards close to your chest.

    You don't even mention you are a cash buyer at this stage.

    That is your nuclear option..........only to be used as a last resort.

    When negotiating You have to keep something up your sleeve, a secret weapon.

    So in your case you have two.

    1. You have no dependent sale, you can give them a quick completion.

    At this stage you are a bird in the hand so are a very good prospect.

    2. Cash. However, Being able to pay cash is only an advantage If obtaining a mortgage is likely to cause significant delays. The vendor doesn't really care where the money comes from.
