    I think the fact that she immediately told you your £175k-180k price was too low (how does she know - has it been valued?), and didn't show you the flat leads me even more to think she was just maybe seeing you as an easy target. After all, if she sold to you she would be saving a significant amount in EA fees etc. And as we have often said before - saying less is always more in these cases but as you have sort of "befriended" the landlady you possibly find it harder to stay detached. Anyway, there are a lot more flats out there, and I still think you should consider not making full debt settlements until after you have found somewhere to live. Just carry on paying what you are paying each month (and don't tell Payplan too much information either in your review) and then when you have moved you can look again at settling them one by one if necessary. If you don't like the rug, btw, just roll it up and put it in the corner (or 2nd bedroom if there is one). Remember you are not a guest in her home, but a tenant paying rent so as long as you aren't damaging anything you can arrange things how you like.


    LL good to hear you may have found something too. I have just been to one of my bookgroups, then into town and impulsively had my hair cut very short. Really like it.

    I'm not in a position to be means tested anymore . I will be brief when I speak to them , make an offer and get it out of the way asap.
    I will keep the payment going until a figure can be reached . At least that will be one more worry disposed of . It means I can get my place and move on :)

    Thanks LL . I knew I blew it then :) Still , I am somewhat puzzled why she travelled all the way here put a rug in the living room, and still not showed me the flat . I'm nosey now , and have no interest .

    I think your LL thought you may be a soft touch for buying the flat. Incidentally which flat are we talking about? Not the one you are living in now? The reason she probably did not show you round was because your top offer was obviously not high enough for her. Have you checked on zoopla/right move to see what others have sold for recently?

    LL is right - you need to keep quiet re your budget in the future.

    My daughter took a drop in price when she put her house in the Midlands up for sale last September as the purchaser was a cash buyer/investor and said he could complete quickly. As she was moving to a different area for a new job she accepted the lower offer even though the house was in a very desirable area and although not fully refurbished it had been rewired and partially redecorated.

    Guess what - the so called cash buyer who could complete quickly took 16 weeks to get to exchange of contracts. Totally down to him and his solicitor dragging his heels and eventually my daughter threatened to put it back on the market to get him moving. Some buyers are just a pain in the neck.

    You are in a position to be means tested as you have no means at the moment ;). Presumably though having savings in the bank as you do at the moment means you are in a position to pay in full although that obviously decreases your balance available to buy your property. If I were you I would be selective as to what you tell payplan too. Did none of your creditors agree to settle for a lower figure in F and F settlements?

  • I did get counter offers, but cannot remember . Will look on my other thread . I've told payplan enough in December ( and the creditors), shooting myself in the foot. So,rather than be more evasive and making myself an even bigger fool I will cut to the chase and hopefully get something reasonable .

    Payplan as I'm sure you know are funded by the banks and other lenders. Although they do a fantastic job I doubt they see it as their rôle to negotiate with your creditors to get the best possible reduction for you. Even if they did I guess you'd get a much better outcome if you did it yourself. As you can't seem to keep your own counsel on the phone but blurt out too much info I'd suggest doing this in writing. Do the lenders accept emails? A bit of effort on your part now could lead to you keeping more of your capital.

    Thanks verbatim . Emails sound like a good idea . I'll check the letters that they sent . I'll take a deep breath ,and assess the situation .
    I learned a lot since I made the gaffes back in December .
    I think the sourcrates approach , by being direct is the way forward :)

    Another one here who doesn't think you will be able to keep your mouth shut AC - prove us all wrong ;).
    A positive attitude may not solve all your problems, but it will annoy enough people to make it worth the effort

  • I've learned from before . I was overloaded and jaded before.
    Now I know what to expect, I should be more to the point.
