But why are you cancelling other viewings? You don't yet know whether your offer has been accepted, and it would be much better to carry on with your plans until you do - in any case you could still yet find that absolutely perfect pad.0 -
Thanks harz . Yes it is that one. I have just seen another one in Westbourne that looks good . I will email them for a viewing .
I think that there will be counter offers. My friend did say , go up to £175 k if necessary . I'll have to think about that .There has been a lot of interest , in such a short time .
The flat I should look at tomorrow , is a place best avoided according to my friend .
I've got to be realistic. Now that I'm sort of settled, I have to be more focused and not chase anything way out of what I can afford.
Getting to a stage where I'm actually making bids,must be good sign of my progression .
Regarding the ground floor: I have to compromise , and with time ticking away I have to be realistic. With this property, there are more pluses than minuses0 -
I couldn't imagine living in a 'block of flats' but I could imagine living there. My thoughts:
Pluses:
Looks bright and in good condition.
As an older property I'm guessing it will have better sound insulation (though I'd be inclined to see if upstairs were in when I viewed and ask them to stomp about upstairs!).
Gas Central Heating (that has to be a big plus but description doesn't mention it!!!!)
Double glazed.
Ground floor may be better long term.
In one of your preferred locations (and it's obvious this is really important to you).
Reasonable EPC.
Looks a nice road (though busy?) - assume near or on a bus route, and it's near the station.
Minuses:
Front room won't have much privacy.
No window in kitchen and bathroom - possible cooking & humidity issues? I realise though no windows in these rooms are fairly common and people cope! I assume there's an extractor fan above hob?
Older building so may be pressure on the maintenance charges?
Service charges!

So would I GG, and I guess most of the rest of us, but I think we have to accept that ship has sailed for better or for worse.
Still worries me that AC seems more concerned about postcode desirability over price and long term running costs. His choice at the end of the day.0 -

Don't forget the other costs. You'll need at least £7k in my estimate for SDLP + Solicitor and purchase related costs + removal + Survey + bits and pieces like curtains/blinds/white goods.0
