Good idea. AC. The weather forecast is hit and humid for the next few days.

I have given the matter some thought and have decided to withdraw my offer.

I met with the vendor on Saturday and she couldn't answer some crucial (to me ) questions about the communal garden which sits at the ear of the property. It has the potential to be a nice space but apparently there is no Formal maintenace agreement in place, it's upkeep relies on the residents volunteering. I'm afraid this won't do for me.

Shame because I loved the place. Hey ho.

There will be something out there with my name on it.
  • Sorry to hear LL .
    Sounds similar to flats
  • Who would have thought finding the right property would be such a hassle......:rotfl:

Sounds similar to leasehold flats with service charges .

Well yes, but a Plusbus ticket as above HAS to be attached to a rail season ticket of the same length and with a starting or finishing station in the Plusbus area. So cost is much more than that quoted.

Ooops, yes you are right, I suppose the clue was in the name!
So I've looked at the yellow bus fares and they have a GLO-card system which is topped up. Fares are:
    7 Day network £15
    30 Day Network £52
    90 Day Network £135
So a year would be £540, which is much the same as t'other one. :)
    Debt Free 🍾 since 6.8.13 £31,997
    Saving for 🎄 🎁 2025 £416/£850 49%
    6 mth 🆘 fund £6k
    Mortgage offset fund £24.7k/£40.3k 61.3%
It turns out the answer to my problems wasn’t at the bottom of this tub of ice-cream, 🍨 but the important thing is that I tried...
  • Thanks again triple / harz.
I had a thought ( employment). I get emails from secs in the city on a daily basis . I may change the location settings to Bournemouth etc and see if I still get any.
Life is like a bad loaf of bread. Stale :)

Tbh it's the lack of service charge that concerns me.

At the back of the property there is a communal garden shared with 19 other houses. (As well as a small private rear garden).

The communal garden could be lovely but I could see that it wasn't being maintained properly. I had already asked for confirmation about gardening arrangements and the EA wasn't very forthcoming.

So I quizzed the vendor and was told there was no formal arrangement or contract in place, but that a "couple of us do it ourselves".

Well I'm sorry but that's just not good enough for what is quite a large lawned space. It really needs a proper maintenance programme in place with each householder legally bound to pay 1/20th of the cost of a gardener.

I am just not happy with the idea of one or two residents doing it out of the goodness of their hearts, especially as some of the properties are let out.

It's just too much hassle. ;)
  • Came in 1 and a half hours late today . Saved myself Losing a days holiday.
Nice calm journey in. Now the heat is here . Still , should be indoors around 7. Can't come soon enough. Burning with hatred.

Solicitor sent email . Not heard from buyers solicitor . White label ( the people I have my 2nd mortgage with) , need my to sign something declaring I want to settle up . My solicitor will get that tomorrow .

Other than that , nothing to report .

Afternoon AC, and thanks for the update.

I forgot to say regards the PLusbus add on ticket mentioned above, it can be added to your daytrip rail tickets when you visit at a cost of £4 for the day, and valid on any bus in Poole/Bournemouth areas.

May help, or at least stop the fumbling for change?
