    Fletchasketch, do you know a vinyl buying website? If there is one that collects stuff, that would be brill. Don't want the hassle of having to post quite valuable, very fragile items only to have the buyer claim "it arrived in bits", ifswim.

    I'm gonna put my aero Pilates machine on flea bay at 99p reserve price .
    It's amazing how long some of these things hang around for .
    They are big and heavy , and a car is needed to collect .

    I doubt I have much stuff left to sell . Just gotta start chucking stuff out when the weather gets cooler . The loft is a furnace at present.

    Some people on fleabay, just don't get it and are too stupid to understand collection only .When I put my bass guitar and classic rock mags for sale ,
    a couple of potential buyers wanted to know the weight / size / how many etc. Even though I listed as collection only 99p starting price .

    I'll stop now :)
  • It seems like you have decided to rent - I would say that's the most sensible decision.

    There are quite a few flats for rent for under £900 a month and while I don't know the area some of them are in areas I have seen mentioned on here. Could you see yourself in any of these for 6 months to a year?

    I think you'll be surprised how little you'll miss London......I insisted I needed to stay within day trip distance .....but once I moved trips back were so rare it didn't matter. There was in reality nothing I really missed .
    Next move wil definitely be further away.

    I think you are really wise to rent, test driving the area and then choosing a location that is easy for getting to work as well as the right living vibe is the way go.

    The Surrey Road flat of Karonher's links stands out for me, AC; it is the only one with a giant, polka dot caterpillar painted on the wardrobe. I like him, myself. :D

    I thought I would post the budget again as AC doesn't like to do the figures and some contributors may have missed them 20 pages ago:

    Repossession wouldn't be a threat as AC wouldn't have any secured debt or mortgage but unsecured debt could become a problem if all the money is used up before he finds a part time job. This is why you should do it one step at a time AC, so that you will know exactly what you have to spend:

    House sale £375,000 yea!:T
    minus mortgage, home loan and dmp - £113,500 = £261,500
    (I've used the mortgage and loan figure from Nov '15 so should be lower now but using these gives some leeway.)

    minus EA's commission, legal and removals to Poole - £10,000
    minus 6 months rent and living costs - £10,000 = £241,500

    minus legal fees and removals to 'forever home' - £2,500
    minus emergency/ living fund/ savings cushion - £10,000 = £229,000
    (you may want more than 10k if you haven't found a part time job during the six months you are renting and looking for your new home and that's one reason you shouldn't buy yet :cool:)

    minus property purchase - £225,000 = £4,000
    minus stamp duty - £2000 = £2,000 to spend on new furniture and decoration etc.

    As mentioned above, if the secured debts have decreased since last November and creditors agree to settle outstanding dmp debts at a percentage, there should be more money left. But don't be falling in love with anything over £225,000, it will end in tears lol!

    I wouldn't use Ziffit for Vinyl, it's not really for high value items, but a quick Google search reveals a site called Discogs which looks good.

    It's amazing what people will pick up if they're not paying for it. If you're happy to give things away then I'd recommend giving Frecycle a go- have got rid of so much rubbish on there, analogue tvs, 20 year old microwaves etc and each time have had multiple people interested. Much less hassle than going to the tip, plus good for the old karma :rotfl:

    Triple choc- thanks , and thanks again ! I had a feeling £220k would be my max . I've taken a £25k cut in the sale ( which I always said I couldn't afford to do). However, being a cash buyer it looks like I may be able to get a decent place within budget. I was getting like an ostrich for a few weeks, putting my head in the sand as things are happening fast and I was thinking of panic buying . You're a great help.

    Karonher : thanks for the link. A couple of things I'd did notice : the oasis has a swimming pool and gym for the people that own their flats.
    The service charges are very high as a result. I may look at that as a rental for a while . The one in lower parkstone, I looked at this morning.

    I see purbeck heights is in there. Where is LL ?:) she found it a while back.

    Now that I've decided to rent , I have a feeling that I could be near my friend in lower parkstone. This could be my 'base'. North road/ church road are nice parts. I stayed at the blue shutters b&b a couple of weeks ago.

    From there , I could venture around there, get the bus to Westbourne one day , and Poole another. Hopefully, in that time I will find my bearings and my new life, and in six months or so, I will be in my dream pad .
    Just need to buy some sort of season ticket for the buses.
    That'll be a culture shock in itself, as I have an oyster season tkt till mid November :)
    For the people who don't know: in London , no cash on the buses. Only Oyster cards or your bank cards.

    Discogs looks really good . They have a good rep :)
    I used to be a bit of collector of vinyl , back in the day.
    Sold some pretty rare stuff and made a fair bit .

    The music situation is hypocritical to say the least.
    I prefer CDs ( ideally the remastered and latest ones). Vinyl is back supposedly. It takes up a lot of space, but is good .
    Then mp3's ..great for commuting.

    Hopefully smodlet, you've got a few rare bundles of vinyl.
    May be worth googling some of the artists. :)
    I love my music, so I'll leave it there :)

    Sorry I don't mean to to upset anything but my son lives in Winton in Bournemouth, he lost his job with the post office and looked for 2 years he was 38 years old and could not get a job no matter how hard he tried, after 2 years he got a delivery job paying minimum wage. I know its not Poole but he said work is seasonal in that part of the country and you being 55 it could be hard work to find a job I know I'm 57 and you apply for a job and get no reply.

    So your good at music etc maybe sell all you don't need on ebay find out what sells the best and go from there. Boot sales etc.Maybe self employed.
