    So, I've forwarded my solicitor email , to my office so I can print out letter to sign and post .
    20 mins later , still waiting for email to come through .
    This company is the pits ! Need it to come through. Before home time .

  • Managed to finally download , and post.
    Sneaked out of 'office' early. If I'm caught, I'll just say ' don't pay me overtime for yesterday '.
    Tube fine for 1 stop. Train and bus was getting to me.
    Soon hopefully, all this will be over .
  • AC, you are doing fine, ups and downs are perfectly reasonable.
    I know that I have suggested it before, as have others, but you've never responded (I don't think). Lists are brilliant for calming you and keeping you focussed. Make a list of all the things that you need to do, with timescales - what has to be done before you move, what can wait until afterwards. Also maybe lists of what you do and dont *really* need.
    When we moved, I had a storage unit for a year. I moved with one giant suitcase and a rucksack. A month later, I took the giant suitcase to the storage place, filled it up again, and that was all I had until about a month ago. Once you realise what you can live without, it is so easy to downsize.
    1st of October will be our one year anniversary of renting. I have had four lovely short trips in that time, and done a lot of rest and recuperation (sp?). You know my opinions so I won't go on.

    When I sold, because the purchasers were FTB, they were very glad to have my sofa, armchair, dining table and chairs, and two bed frames. None of it was new, mostly quite bsic, but all still functioning. And it was an awful lot less stuff for me to worry about moving, selling or storing.
    As the system in England is very different from Scotland, I can't give any advice.

    There is one thing that is niggling, and I am wary to bring it up, because I don't want to panic you, but it needs to be asked. How much notice do you need to give, according to your contract, and when do you intend to give them notice? If you wait until your flat is sold, where do you live while working your notice? The alternative being that you resign, then the sale doesn't happen - would they be likely to keep you on in those circumstances? Yes, there is the option to not work the required notice period, but if you will likely rely on them for a reference, that is a bit risky.
    I gave one months notice, timed so that I would finish work a week before the sale was finalised, so that I had that time to organise things. It all worked out perfectly for me (thank goodness)

    There are so many things that you need to give some thought to, but if you can prioritise, and focus on the most urgent, it does stop you from getting into a tizz about everything.

    Believe it or not, I feel calm about the move( unless the buyers pull out for some reaso ).
    I will have to fork out £400 max , for solicitor search to do with the lease / managing agents. That's tough. Not sure when it is.

    Regarding exchange of contracts: I won't quit job, until I have actually signed the contract. I believe it could be 2 weeks or so, after I have signed contract that I actually move . I believe that myself and the seller, may be able to agree a date that's suitable for all.
    My solicitor has let the buyers solicitor know that , I will be going into rented accommodation when the sale is complete.
    Surely the buyers can see sense here.
    If the sellers pullout after signing contract, they more or less lose the deposit they have paid . I think I may get some of that, which would be handy if I did quit job.

    Writing lists etc.: it's all in my head. It's also way too hot for me , to consider going into loft ,or even start packing anything,

    I believe LL did advise me, that I could ask my bank to help me financially with the deposit money when I rent a place. They will obviously need a letter from my solicitor . I bank with nationwide ( I know they're a building society really).
    Also, regarding packing etc: I won't pack until I exchange contracts.
    It shouldn't take long. I haven't the cash to buy colas tic crates/ bubble wrap / boxes etc . Just yet.
    If I can stretch, I think I'll probably be best renting a 2 bedroom to bring my belongings with me . When I eventually move to my ideal pad, I'll get a removal team to move stuff from my rented flat to my new permanent abode.
    The 2 things I will have to act fast on once I exchange contracts, are removal company , finding somewhere to rent and packing. That's 3 things , but it is 4.19 am

    It's worth replying if people ask about weights and dimensions - they're probably wanting to arrange collection by a courier. Lots of couriers are fantastic and collect at a time you agree via the buyer. Just a thought

  • get quotes from removal firms ASAP and then at least you only have to call the best ones to arrange a date once you know.
  • AC Google Freecycle for your area. People often give packing material away, even if you have to get a taxi when you have collected it would be cheaper than buying new. As you are walking near shops etc keep your eyes open as you may find discarded bubble wrap.


    Grab a Metro and Evening Standard every day and save them to wrap small breakables.


    If you are savvy you may find all you have to buy is a roll of packing tape, oh and don't go to somewhere like W H Smith to buy it, get it from a cheap shop.

I believe it could be 2 weeks or so, after I have signed contract that I actually move . I believe that myself and the seller, may be able to agree a date that's suitable for all. You mutually agree the date at the point you exchange (well, just before. It will go something like, "we agree to exchange Friday 7th as long as you agree to complete Friday 21st" Either party can sugegst a date. I guess you dont really care ? I dont know why most choose Fridays, I would suggest a different day if they are agreeable, less competition for removals and if there is a bank SNAFU you have extra time to recover rather than a weekend where its all shut)

    You would get all of it and potentially more, any damages you could prove. So it would not be a disaster if they pulled out (it would be extremely unlikely though) since you'd get 10% of the price of your place for free and then could sell it all over again!
