Good morning AC....
Some good advice here, as always.
Re completion dates.
These are mutually agreed and have no time restrictions. On new build it can be several months between exchange and completion so it's between you and the purchaser to come to an arrangement which is mutually acceptable.
You will need to find a timescale that works with your notice period. Be aware though that your purchasers might be being pushed or have their own timescales too, so you might have to try and find some wriggle room.,
Can you use up left over holiday as part of your notice period. Otherwise you might have to get creative.......ie put everything in store and then either stay with friends or Reasonably priced hotel for a few nights whilst you work your notice.. It might not come to that though.
You should be able to work something out with the purchasers and your employers.
I would also suggest you try and avoid a Friday completion if at all possible. If for some reason the bank transfers go Pear shaped and deadlines are missed you won't be able to do anything till after the weekend.
Re buyers backing out between exchange and completion. This rarely happens. It would cost them 10 per cent of the purchase price plus you could sue them for you costs.
Yes it can happen but it is so rare I wouldn't fret over it. Neither set of solicitors will allow exchange until every single "i" is dotted and every "t" is well and truly crossed. It's more than their job is worth. If anything solicitor tend to err on the side of caution, which is only right and proper, it's what they are paid to do........;)
The best thing you can be doing now is - like suggested - start getting removal quotes and gathering packing materials.
Obviously it goes without saying it's better to declutter as much as possible before you move, although of course it can be difficult to know in advance what you may need or wish to keep.
Unless of course you do what friends of mine did.......they got rid of all - yes all - their furniture and started again. All they kept was some favourite pieces of kitchenalia, some nice dinnerware and then all their personal possessions, clothes, books, music collections, artworks, memorabilia etc.
My friends took the view new house, new life- out with the old and in with the new. He is 70., she is 67. Pretty much what I will be doing when I move out.
They have really embraced their new life. They even sold their caravan in the new forest and have bought a chalet in Canada, where they are currently spending the summer. They are having a whale of a time.
It all depends on how drastic you want to go.
Remember it's a new life, a new adventure, so don't let your possessions hold you back.
They are just "things". My advice.......keep the best, ditch the rest.
I have given all of my furniture away, mainly to my sons. When I do leave DS2s house I will walk away with just my personal possessions, and a couple of favourite pieces of art. I will even leave my bed here so he can have a nice spare room all set up.
I am really looking forward to choosing new furniture and kitting out my new home from scratch.

Hi AC, all. If you are doing your own packing, wine boxes are great. Supermarkets, off licences, wine shops will all have those and usually give them away. You can pay a removal firm to pack for you; more expensive, less stress, ime. If you pack yourself, check your contents insurance covers any breakages/losses/accidental damage whilst in transit/storage. If the removers pack, their insurance will cover everything. HTH.
I agree about avoiding Fridays if you can, although when we moved here, on a Wednesday, it was every bit as stressful but it does mean things are open the same evening/next day like supermarkets, local shops, the council, whoever.
AC, you do realise, in the (I imagine) highly unlikely event that you were to pull out after exchange, you would be liable for your buyers' costs, don't you? Not that this is even a factor, I am sure.
Best of luck with it all.0 -
Thanks folks
Smodlet , I won't be pulling out , if I can help it .
I have fire in my belly , and fire in my a. Ss:)
Everything is telling me ' get out!' , so I will .
If all goes to plan, and October is the time to move , I have a few days owing to me as holiday with the company . Plus , they may want me not to work out the notice once given, as I have just under a year of a final warning suspended for 2 years .looking forward when I hand in the envelopes
It's been 9 days since the survey was done .
Solicitor should have received my authorisation to settle my white label 2nd mortgage .( never felt comfortable dealing with them. Not recommended).

This may be semantics, but that statement is not actually correct.
It's not after signing that the above applies, it's after exchange of contracts between both parties.
You may well sign your contract several days, even weeks, before exchange happens, but nothing is binding until exchange.0 -
Thanks harz
Just got email from estate agent. A sellers pack for my address has been asked for . I assume that's from the managing agents.
Spoke to estate agents . Mortgage is agreed , money is ready .
Sounds like , things are going well at the moment . Fingers crossed .0 -
We exchanged and completed on the same day for the last property.
The norm around here is a week
Might be worth telling your solicitor that you need a certain period of time between the two in order to resign . Just remember you will need a reference for any future work even if its a temp agency, they do follow up references.
So glad its all moving along0 -

Wahoo:j
Looking good. Keeping fingers crossed.
Just had a look on rightmove. Glad I cancelled the dolls house. It was cute but all of a sudden theres a load of new properties appeared on RM this week.
Definitely a buyers market this end. If the market in Poole is the same you will have no trouble finding a good property for your purchase.
It looks very much that you have struck lucky. You sold at the right time and will be able to ride the wave.
Harz is correct. It's not the signing but the actual exchange that is legal and binding.
Nearly there. Almost ready for take off.
Boiling here.....I am off out gallivanting tonight so just taking it easy.0 -
Thanks debs .
Can't really get a place to rent until I sign , or give my notice in.
One thing that is nice to know( if all goes well) ,it will be my last hot summer and last Xmas in the dump they call London .
