  • Hi Alex. We would definitely need to extend...its 900 sq ft. This house is 1600 and too big. We would aim for a two storey extension, a bed and bath upstairs and a kitchen downstairs.

    It will be the cost of the extension that either makes it viable or not.

    Would you need to sell your house first to buy? The only reason I ask is if you could keep your house, you'd have the opportunity to buy the project, do the project then sell your current house which could be better for you as a family. Cannot stress enough the importance of a proper survey with this type of property (not homebuyer).

    I agree to an extent, we bought an old house and had a full structural survey done which was very informative but I would take what they say with a pinch of salt as they are covering themselves.

    We were told we needed all the timbers replacing in the roof and a full re-roof doing but every roofer (bar one who was obviously a chancer) has said the timbers are sound and it just needs remedial work doing.

    I think it's best to be informed of a worst case scenario with property. I'd agree that the Surveyors are covering themselves but all construction professionals do that. My wife is a Structural Engineer and they will always design structures to withstand more than the requirement, in part to cover themselves.

    Our survey missed stuff and cost me a fortune once - and then the back covering by the surveyor was comprehensive and successful.

    It wasn't worth having.

    There are grants and support money available sometimes for things - biomass boilers is one where you can get grants for installation in some cases....

    Just a thought for when your offer is accepted :)

    The house is so small and simple that a builder and a roofer would likely tell me all I need to know. My experience of surveyors has been the superficial !!!! covering variety.
    In any case I assume the roof will need replaced. I assume it will need rewired and replastered. I assume the rayburn will need replacing and there is no heating so that needs doing. What else can go wrong? No signs of it subsiding.
    We would need to sell to buy the new one (which is expensive because of the acreage).
  • We are thinking 55k for the extension which might come within permitted development so no PP.
