Yay to gorgeous ( but spoken for ) George.0 -
900 sq feet. Just over half the size of our house.
Rally today. DS up already so no more sleep for me!0 -
Massive insulation is probably a no brainer, heat pump could be good (but do your research on tech/installers, it's still relatively untested technology compared to some), solar panels also good, but keep an eye on developments re. Tory plans to kill FITs.0

Good layout means that the space could be well utalised. I looked at some stunning plans when was thinking of building here that were small builds but offered more usable space in many ways than our large house.
Also not entirely sure but think if you re-build you can reclaim VAT whereas if you renovate you cannot which is why that is often a choice for some.Made it to mortgage free but what a muddle that became
In the event the proverbial hits the fan then co-habitees are better stashing their cash than being mortgage free !!0 -
You are right about the VAT Watty. Seems a shame though. Its not listed but cute and dates from 1920s.
Ed I did know about the benefits being reduced for PV panels but its still free leccy right?! Well not free but YSWIM?
South facing house and barn roof...go for 10kw or do I mean MW and run an aga off it.0 -
Ooh. If it has been empty two years then VAT is only 5%. If it has been empty ten years then VAT is not payable.
It has been empty two years and maybe even ten.0 -

How much do you reckon...roof, wire, replaster, 2 storey extension...at the moment the kitchen is a belfast sink and a rayburn.
It might be cheaper to knock it down and rebuild, but what a WASTE!
I have been researching rebuild/renovation costs.
Sounds like a potentially nice project.
Would you need to extend? If not, how big is the house currently?2018 totals:
Savings £11,200
Mortgage Overpayments £5,5000
