Kaos, you said you've exchanged contracts today. You must make sure you have insurance in place today!! You can get instant cover on line.
You have made a binding commitment to buy the property. If it gets damaged by fire or flood tonight you are still buying it! And if you are getting a mortgage, it will be a condition of the mortgage that you have insurance in place from exchange.
I must say your conveyancer sounds useless. They should have made it clear to you when exchange was taking place and got confirmation from you on the day that you still wanted to exchange. They shouldn't have been asking for a deposit in advance of exchange either, although they would have needed cleared funds to be in place by the day on which exchange was planned.
We understood that we needed to insure it from completion. It's all set up to go so I'd better go click the button to activate it!
It does sound like our solicitors have been useless, worryingly we just recommended them to a friend!
OH spoke to the EAs again who have calmly said that the seller expects to get his new keys about midday and that OH should go to the house about 3:30 to collect "a" set of keys. I could strangle someone!
Now that everywhere is closed until tomorrow I'm expecting the phone calls from the seller to start. OH has promised me he won't answer.If a post is helpful to you, please take a second to click "thanks", it makes us feel all warm and fuzzy inside!

Hoping it goes well. Sorry you're having such a time with useless EA's and Solicitors.
You know how to handle it if things go wrong now. If the worse comes to the worse, you can call the police. Make sure you know all the local helpful locksmiths to make life easier.
If the previous owner still has access to the house, and is as he sounds, I'd also be worried about damage. So it is worth your while to watch him and restrict access. Glad to hear you have help.0 -
OH has just spoken to the EA and they suggested it would be easier for both seller and us if the key hand-over was done in person at the house as my partner works close to the house but the estate agents are in the next town (meaning both seller and OH would have to travel the same route to drop off/pick up keys).
Why can't the EA come out to the new house instead of two lots of people travelling to the next town? They can collect the keys from the vendor and then call you to come to the house and they can hand them over to you.
You're paying the EA money - The EAs are being for their 'service' - get them to do something to earn it.0 -

If the money is being transferred by CHAPS then I don't think your seller can guarantee the time he will have access to the money. I would want the keys before 3.30 it sounds way too much like he is planning to be awkward.0 -
You need to insure the house from EXCHANGE, not COMPLETION. You should already be insuring it!
