    Unfortunately he doesn't get sick pay and we cannot afford for him to have time off. However he does work less than 1km from the house and his immediate boss is being as lenient as possible so he would be able to nip down in his lunch break and possible one or two other times in the day. If he *really* needed to be there at some point, he could probably go at short notice but would lose pay so we're trying to avoid that. :(

    If OH cannot be there most of the day will you and/or your friends/family be able to be at the property all day tomorrow?

    And will you, or someone else be able to fit the new locks as soon as completion is confirmed after 9am?

    After completion has occurred, you should get the keys to the house. Either direct from the seller or from the estate agent (seller drops them there then you pick them). As others have said, because of the way this seller has been, do change the locks as soon as you get to the house. Don't tell the seller you plan to do this.

    If there's a delay in getting the keys, phone your solicitor and get them to chase the other solicitor. This is especially important as you're completing on a Friday and your solicitor will be closed all weekend.

    If, when you get the keys and change the locks, there is still stuff belonging to the seller in the house, make arrangements for him to come and collect it. That's all your solicitor was suggesting doing originally.

    Sounds like it might be better for you to book a Locksmith now, get them down to the house at say, lunchtime. If you feel the vendor will still be there, then a call to 101 might mean they send a PCSO or local ASB team there. Get a letter or something to hand to prove you are the owner of the house just in case.

    The seller is never going to get the cash in his hand within hours of it going to his solicitor. It wouldn't make any difference what day he completes, it will be passed through the solicitor and then to his bank then he will have to wait for it to clear before he pays it out to new letting agent. I'd be extremely surprised if he ends up doing it all the same day. It wouldn't have mattered what day you deferred completion until.

    Nowadays it's entirely possible for the whol thing to be done in minutes.

    I really think, rather than hoping for the best, the OP gives her Sol a call NOW, and gets them to pass on to the vendor that at 9am they will arrive at the house and start moving in. Any stuff in the house needs to go to the garage before 9am. The OP will arrange with the vendor for a time to visit the garage thereafter. You don't want door step confrontations and door slamming tomorrow. The vendor will not have access to the house without supervision. Get that to your Sol now, you can ask for a local PCSO(s) for the road to be aware there might be a breach of the peace.

    The chances of the stars aligning and this all being done and dusted by 9am tomorrow are next to Zero , OP you need to be on the ball , checking NOW that the moneys been sent , and on the ball first call tomorrow
