    I was robbed twice on the same day too!

    Once on the way to the supermarket, and again on the same route back home.

    Dash cunning, these gangs ;)

    That was actually one of the things he was very good at doing, buying lots and lots of flowers. He was a bit of a romantic and did like to make me feel like a queen at times, especially in the early days, it was just in the later days, he would make me feel like a queen and a turd on the bottom of his shoe within the space of a few minutes!

    Our marriage breaking down was actually the best thing that could have happened for the boys (and most probably me too), I am not sure they could have handled the walking on eggshells feeling for much longer without serious mental damage occuring.
    We made it! All three boys have graduated, it's been hard work but it shows there is a possibility of a chance of normal (ish) life after a diagnosis (or two) of ASD. It's not been the easiest route but I am so glad I ignored everything and everyone and did my own therapies with them.
    Eldests' EDS diagnosis 4.5.10, mine 13.1.11 eekk - now having fun and games as a wheelchair user.

    New boiler, some new rads, refurb kitchen, lots of re plastering, walls and ceilings, 3 bathrooms, new windows throughout, new electrics...the list keeps growing. Somewhere round £40k in total.

    I'm sure it would be more in inner Herts, but then you hopefully wouldn't find ceilings held up by their coving and you won't need to do lots of fire proofing to bring up to HMO standard.

    I've just been looking at doing the same for a neighbouring property.

    I think we are looking at spend somewhere north of £100K though, which when added to a decent chunk of purchase price makes the stakes high.

    Keeps your mind focussed though, eh? :)

    Weren't we going to set PN up as something handy at some point?

    If I can help, I will offer services. Timings though :o I am busy to February then have a London project that might dovetail, but that may not suit. The boy may be around, his work is more fluid. :)

    I was hoping about 40k - problem is the property could probably only be a rental unless the extension that takes most of the garden was removed but that would turn it from a 4 bed rental to a 3 bed family home and then it would only be worth purchase price plus building costs - however as a 4 bed rental it would make a decent return....

    DB is the quick thinking one at viewings. He says yes. I will come if child arrangements allow and just sort of stand there. :)

    I can't pick a paint colour for my lounge. It's been about two months.

    I need LIR cause you lot won't like my colour choices so far. I've piled up my sofa and scatter cushions and wall paper on the chaise with 13 different colour swatches and am just staring at it now.

    This is supposed to be fun. :(
