2 weeks on the market and no viewings!! is it time to worry?

Don't forget most people will have their poker faces on when viewing especially in front of the owner, they may appear to be all coy and business like but inside they could be jumping around for joy at finding "the one"! I have been suprised in the past at how the really enthusiastic potential buyer vanished with out a trace and the one I thought would never be interested comes up with an offer.
I did that! As soon as I saw the house I bought on Rightmove, I fell in love. I knew I was going to live there, and despite the fact that I couldn't afford it, I knew that was the one. I went to see it, and was totally poker faced, asked lots of difficult freehold questions, boiler questions, conservation questions etc.
I left the property and skipped down the road, because that was my house and I just knew it. I'm not in love with it like I was in love with my flat, but it's absolutely perfect, and since I moved in, it's been home from day one.
But I played it totally 'cool' with the EA, and when the vendor didn't accept my offer, I said "okay then" and walked away. They accepted an hour later! I was so happy!

I agree I saw no problems/issues with my home until now. Now I'm really picky with it, too small, too dark, wrong area...lol, I'm my own worst enemy.
It'll sell, this year, guess its just a waiting game.

Outside group pots for easy watering or do away with them.
Think why house stands out against others, eg neutral decor they can make it their own, close to amenities etc, space to extend, ideal familt home and emphasise Unique Selling Points or completely gloss over if none of above apply.0 -
Your house is lovely, pretty frontage outside and beautifully presented on the inside. It will sell all in good time.
Yes a couple of the bedrooms are a tad small but this is not a house for families with strapping teenagers, it is what is - a nice easy to maintain, cheap to heat and run newish build with a neat practical easy to manage garden.
I can see that the garden has been laid out with children in mind but it has the potential to be a very pretty garden. I would group the pots rather than string them out in straight lines, it would provide better focal features.
There will be always be a market for this type of property.
It is nicely decorated and as neat as a new pin.
It is still only January, the marketis just starting to gear up.
Re viewers questions. Just be patient and answer questions truthfully. They are making the single most important purchase of their lives, they have every right to have all the I's dotted and t's crossed.
Re falling in love with a house. Yours has all the right ingredients, it has great kerb appeal, someone will come along who will love it just as much as you do.
I am currently house hunting I am a widow downsizing from a large 4 bed family house, but I still want a decent amount of space with a good guest room and an office/study. I do not want a tiny two bedroom property so a smallish 4 bedroom house like yours would fit the bill for me.
Unfortunately I do not live in Lincoln........;)
Ps edited to add, I would think again about some of your furniture placements. Definitely resite the fire in the lounge on to the long wall, getting rid of the large chest of drawers. A large c o d like that doesn't look right in a lounge, especially when placedin the middle of a long wall. It would look ok in an alcove or against a short wall. If not just pop it into the garage or shed for a while. Also light the fire for the photo, make it a feature. A hearth and fire should be the main focal point of a family sitting room.
Bedroom 2 - the photo makes the room look very cluttered, what is the area of white in the bottom right hand of the photo, is it the door - very odd.
The two small bedrooms might look larger if you re-sited the beds so that the headboard was at other end of the room, ie the short wall behind the door. That way when the door opens you get to see more floor space. It's just a visual trick but it can make a huge difference. The more floor space you can see the bigger a room will appear.
Then move the furniture around, perhaps the wardrobes either across the corner of the short and long wall, or just backing onto the short wall next to the window. I would just experiment a bit to see what works best.0 -
Quick update for hopefully if anyone is curious. After 5 weeks and only one viewing which we received no feedback we decided to be decisive. We took heed of advice on here with reference the photos and basically relaunched the house.
I re wrote the blurp, hired a photographer and we lowered the price...the result...
We now have 3 viewings in the next 36 hours, feeling positive, baby steps but at least heading in the right direction.

Just a random aside- but your photos looked a bit odd to me and I couldn't work out, and then I realised it was because viewing it on the rightmove app pictures used are usually in landscape orientation, whereas quite a few of yours are portrait. Particularly for the children's rooms it can emphasise that they're narrow and you can't see as much detail as they tend to be zoomed further out to fit the room in.0 -
Yes I see the point about the narrow angles.
I find it odd that the agent has two 'floorplans' which are a bit confusing because they don't match - one has the front door at the bottom, the other has the front door at the top. Consequently it all looks back to front! I think those 3D plans are a waste of time anyway.
