The house looks great.
The only thing I would change is maybe the first photo. It looks quite low down. I'd prefer to see it taken from higher up, if you've got a step ladder or something it might be worth a try. Also the shaddows don't look great

Don't like EA using a fancy '3D' floorplan with hard to read dimensions
EA should have used a wide-angle lens on all pics
Having all the lights on in each picture makes me think it's a dark property
Master bedroom looks small
Not clear whether the patio/back garden face south
Family bathroom needs a declutter and some colour matched towels
No information about rural Broadband services
Well, I just need to defend Lincoln. I had lived there for a period of time. Lincoln is good town which has got features and smell of Chester, (even the river land mark).
The house is beautiful and it will sell. Not sure how the market is there nowadays.
When I planned to move back to base I was exploring the houses and the market for the area I wanted. I drove around this house in July 2011:

After 3 1/2 years (and who knows how long before..) the same house is still in the market with the same EA. Can you believe that? The housing market is not the London one but reasonable there. The area is one of the most attractive and desirable in West Midland/ Birmingham. The development pocket is not the best (over crowded). But this is the norm nowadays. Was it sold and EA forgot to remove from website? I doubt it. Is it over priced? don't know but this issue could have been dealt with earlier.
So in conclusion, Lincoln is beautiful, your house is beautiful...just be patient. Good luck0 -
It is very early days......we've previously listed a house for sale at the end of Feb and had lots of interest, but guess that all the bad weather atm isn't helping either
Regarding the price, I don't know your area but whilst it's obviously true that dropping the price too soon can smack of desperation, it does depend on your circumstances and on what sales are like there generally.
I know when we put our last house on the market (1st Sept 2014), our neighbour (the local busybody) kindly informed me that we'd be lucky to achieve a sale within twelve months as that was the average time it took to sell there (Wilts). That didn't go down too well as we'd already found the house we wanted to buy! After four weeks and three (iirc) viewings, we made the decision to drop the price a little in order for our details to show up in more searches on RM/Zoopla etc.
Within a week we'd had three offers, one of which was at asking price which we happily accepted......and no further renegotiations post survey btwThis resulted in us being in a position to buy the house we'd hoped to and we were fortunate enough to complete on sale and purchase before Christmas.
Don't lose heart, like I said it's very early days and many buyers won't start looking till Feb/March.....Spring bounce and all that!
Btw, I hate those type of floorplans too.....but see now that you do have a 2D one as well!Mortgage-free for fourteen years!

Compared to the Reading area that's a lot of house for the money. A comparable place would set you back about 3 or 400K.
I agree with everyone else, most people feel the pinch straight after Christmas. It will pick up by the end of Feb.

Two weeks isn't very long and the listing seems fine. The only thing I noted was that the bedrooms seem both small and cluttered. Particularly the second bedroom. I should recognise that as a similar size to the master bedroom but I didn't. On first glance, I automatically put the second bedroom in the same category as the two smaller bedrooms because all the furniture and the angle of the photo made me just think of it as small.
I don't like the first floor plan either and didn't actually notice the second one (my fault). When I noticed others on this thread mention the second floor plan, I clicked back into the link and that's when I realised the second bedroom is actually well sized. But if I had been a potential buyer skimming through the ad in my spare time, I easily could've missed all of that and dismissed the house thinking it was too small.
Can't comment on the price as don't know the area.0 -

Thank you for your feedback, is been really helpful. I think we'll definitely get the ea to swap the for plans over. I don't like those 3d plans either when I'm house searching.
We're actually in a similar position to you Phoebe, we've found the house that we'd like, so we're just doing our heads in waiting for some interest!

This. I am from Lincolnshire and get put off going 'home' because of the careers available easily. I work in a pretty good sector for a job up there, but the pay and progression is never as good. Sit tight would be my advice. It's not a starter home and they tend to move quickest. Me and my OH could afford that, but it's too big for us so we wouldn't look closely.
My Mum sold her house in Lincs (near Alford) for 220K which was a three bed detached quite far from most things in 2010. Went up for sale end of March and completion was mid August. Only had two viewers mind (and one anonymous silly offer via the EA). Only takes one person!0 -
I think the photos make the bedrooms look very small. Also photo 14 of the outside of the house makes it look very skinny. Other than that it looks good, nice decor and kitchen.0
