    Decided to casin the Topcashback as its better being paid off the car than sat on Amazon until Christmas, so paid another £25 off today, hopefully the cash back will arrive into my account soon

    I've received £2k towards the tenants rent arrears :j:j:j
    However, they've asked for the rest of the arrears to be written of in return for them handing back the keys :mad:

    I've offered that they can remain in the property and spread the remaining arrears over several months - my solicitor said taking the court proceedings further could be costly and time consuming, and the property would also be empty whilst the work was done and I found new tenants.

    I've had a quote for a re-wire and the electrician has come back with a figure of £2,800 :eek: a bit more than I was hoping and I'm guessing that it won't be covered on my insurance :(

    And even more bad news, my other half was parked and a friend drove behind, the passenger from the friends car then opened my other half's car door and has caused damage to it when his friend drove away - not sure if we can claim off the insurance as it wasn't my OH's friends fault who was driving the car :(

    And to top things off my journey home from work took 4 hours due to the motorway being closed, getting home at 9.30 (past my bed time:p) after being up since 5.30 was not good!

    On a more positive note I've paid £75 off the car loan from my work expenses and another £400 from the rent arrears I received. Also paid £400 off my mortgage arrears :j
    Have out the rest of the money aside for the repairs needed (although it now looks like I haven't put enough aside)

    That sounds like a really tough decision re the tenants :( How much are the rest of the arrears?

    I think in your position I would be sorely tempted to cut my losses and get rid them while you can. Would you trust them to pay the rest of the arrears in instalments AND leave once they are cleared? It would be awful to end up back at square one. What a nightmare.

    Still, great news about the £2k though!

    The remaining arrears are around £800 but it would also include costs which are £500 ish. My solicitor did say the case would be put to one side so could be re-opened if they didn't pay, but like you say I'm not sure I want the stress and hassle again. I would just be so annoyed to loose £800 in rent plus the fees I've paid to the court and my solicitor and they just walk away. Very frustrating when they have had the money in housing benefit and obviously spent it!

    Really don't know what to do for the best :wall:

    Pay day today :j paid another £75 from car one and £350 from car 2 (regular £320 payment and £30 extra as car one is the priority to get rid of at the minute)

    Not heard back from the tenants solicitor yet as to whether they are going to except a repayment plan for the arrears and stay in the property or just cut my losses.

    But it's Friday, my day off with my little man so just going to forget about it :beer:

    Was feeling really down yesterday, spent most of the day in bed. But I'm feeling a bit more positive today and I had to get up because we are visiting family for lunch today.

    My little man is going to go to the childminder for a few hours on Friday as he's moving to a new childminder and I will be close by with it being my day off, if he doesn't settle, although I don't think he will have any trouble at all.

    Not sure whether to use the time to just have a few hours to myself or to build my self employed business a little?

    Looks like the tenants will finally be handing the keys back tomorrow :j:j:j
    Just a case of sorting all of the repairs out now before I can get new tenants in, not an easy task when working full time as I won't be able to wait there for tradespeople

    Managed to work from home an extra day this week so I've sent £10 off to the car loan as a petrol saving - every little helps :money:

    Also had another £30 from Topcashback waiting for payout so I've requested that and it will be paid against the car once it hits my bank account

    Decided to apply for a new job this week, internally within the company but 50 miles closer to home and a decent pay rise. I wasn't particularly looking for a new job but this one looked too good to miss - it's quite a jump so I might not get an interview but if I don't apply I know I will regret it.

    Finally got the keys back from the tenants today :beer: although only one set so have got the solicitor to query that - may need to get the locks changed!

    Have also paid £150 towards the car as my other half was paid today :D

    Off to visit family this afternoon before they go on holiday then interview prep tonight!

    Managed to go over to the property yesterday now I have the keys back from the tenants and they haven't left it in a decent condition at all! I need to find out if my insurance company will cover the damages or whether I need to somehow get it to a reasonable state. Shocking how some people have no respect for others property.

    Have got a plasterer out today to give me a quote and the Plummer will be round on Friday (the first day we were both free!)

    Have prepared some examples ready for my interview this morning as I know I won't have time after work as I'll be too tired. Now to clean my oven!
