Answer nothing without advice from Shelter. Ignore the bear-baiters: this is your Thread and the Ignore button is a useful tool.

Do not risk shooting yourself in the foot by offering assistance wording documents LL may wish to rely on!

Are you a landlord? If so can you post your name so no-one makes the mistake of renting from you.

Just so you know ( whatever morals you have ) legally they're still tenants. The law says that only a court or a tenant can end a tenancy. A LL cannot, unless the tenant agrees to.

It is for all intents and purposes the tenants property. The LL rents their rights away, in exchange for money. That's the basics of tenancy laws.

Tenants, who are not guests by the way in any definition, have the legal rights to exclusive use of the property. Any LL who tries to evict in anyway that is not through the legal process, ie court, is likely to get arrested. ( which is both legally and morally correct)

No she b****y well doesn't, she just wants some stability for her and her child, and some basic professionalism from her landlord.

Other countries such as Germany or Switzerland have large rental markets where there is a degree of stability for tenants. Judging from some of the comments on here and all the apologists for amateur/incompetent/unpleasant landlords they must be unaware of the dysfunctional nature of the UK rental market, and the instability many decent renters face.

For the record I own my own house which is long since paid off.
