    Good evening all. Sorry for the long gap, being pregnant and sorting the house has kept me very busy. I've gone from long shifts (12.5hrs) to short shifts (8hrs) which means I am working more days and like to nap as much as possible! I manage a couple a week, all in all life has got much busier!

    Update of what's happened the last few months:
    -our daily interest dropped under £10 a day.
    -had a new bathroom fitted complete with bath!!!
    -paid off CCs
    -used CC and built a balance again of £2500 sorting house
    -took out a loan £14,300 for car, sofas and house bits refurb
    -whole house completely plastered, painted and all the little jobs that we have had the whole time we lived here finished off.
    -had house valued by a few agents
    -put house on market (only done today, photos to be taken tomorrow.)
    -have nearly all the baby bits just need car seat, isofix type thing and cot/Moses basket bedding.

    We have been very busy. We have gone back and forth on the issue of moving but have decided it will never be a better time than now. Mainly because my wages will only go down not up after mat leave and also we want to be in a slight nicer catchment one day so why not now. Plus if the valuers are right we have between £140,000 - £150,000 equity so it is now a real possibility.

    I'm going to try get back into posting because I'm going to need the help / clarity now financially more than ever!

    I hope everyone is well and look forward to catching up on diaries.

    Does anyone know if there is any benefit to redoing your EPC when selling a house? The previous owners had one done in 2009 so it's still got 3 years on it. I'm not sure anything would have changed.

    You have been busy creamtea! Good luck with the house, hope it sells quickly for you. No idea about epc sorry, we automatically just did one when we put our house on the market but we have been here over 10 years.
    June 2024 - part 1 - £28,832 part 2 - £24,400 Total - £53,233 41 months to go!

    We have had a think and decided that we won't pay out for another EPC, we can't think of a reason why it would have changed since 2009 so let's save money.

    We are having a shop around for solicitors now. Wish me luck!

    We decided not to get another EPC because we cannot think of any reason why our energy rating would have increased in the last 8-9years.

    We've sat down and gone through all our accounts and bit and we have a total with loan, cc, overdrafts of £18,719. Let the money saving begin!

    Hey Creamtea, I reckon your right only makes sense to get a new one if you have insulated etc which might change the score! Though when we sold we used the one from three years earlier and the estate agent wrote on the info that we had had the roof insulated...so can work even if something has changed!

    Cant believe how much you have going on! Hope you find some good solicitors, makes the difference of a stress-free-as-possible sale etc!
