    What do you envisage using those rooms for? If it were me, I'd definitely go for keeping them separate, but then I know I'm more of a "separate rooms" person rather than an "open plan" person. Although a through fireplace isn't really open plan either. As silvercar says, the two rooms should probably either be separate or not.

    Tyre performance in the wet deteriorates rapidly below about 3mm tread - change yours when they get dangerous, not just when they are nearly illegal (1.6mm).
    Oh, and wear your seatbelt. My kids are only alive because they were wearing theirs when somebody else was driving in wet weather with worn tyres.

    Thank you, It is intended they are used as separate rooms.

    Sadly its well documented.

    Why would building control care? Is it that word burners are more efficient, so it is ungreen to go back to an open fire?

    I assume that, at the appropriate cost, you can get very attractive, ungreen wood burners.
    No reliance should be placed on the above! Absolutely none, do you hear?

    It's because of the size of the ingle nook in relation to the size of the chimney and so e rules about that and draw and ventilation. Had it been kept in operation as a fireplace aiui it would have been ok but you cannot build or return fireplaces to being like that now.

    Lucky break. Saw next door go out to walk her dog then 10 minutes later heard their back gate bang.... so I peeked and could see it was open. Ran upstairs to give me a good view (thought it was burglars) ... and saw "him" out the back.

    So I seized the moment and rushed out to ask if he'd change my battery :)

    Job done, beeping over.

    No idea who "him" is, but I'm glad you got it sorted.
