    Well, (touch wood, not tempting the fate of a 'refer' and 'resubmission'), I have finally finished my course. :j

    Eight months, nearly 20 assessments in total, 7 workshops, 3 webinars and 4 decent friends.

    I've missed a few friends' birthdays (I mean, getting them a card and/or present), turned down invitations out to coffee or to meet for meals, not had a decent holiday break since last Easter, and neglected the allotment. :o

    I shall have to invent new excuses now ... :cool:

    Better yield but potential resale issues. At times when mortgages are difficult to secure the place could be cash buyers only and the value really deflated. So if you ever wanted to take money out of the property in the future you may have a problem.

    If you want yield, then why settle for less than two numbers? It was always said that you shouldn't go for less than 10%. Recent years have skewed people's thinking in that way.

    With a restricted exit strategy your risk increases. Fewer people could be interested/available to bail you out in event of crisis. Where's the payment for increased risk in a low yield?

    We looked at somewhere that was promising 10-12% yields. The catch is that there is loads of empty property. So find a tenant and you get the yield, but the chances of your property being empty are high.

    Yay, Yorkie! :T :T :T So pleased for you!

    Maggie What lovely pics. I love primroses. When I was little we lived near woods, and my Dad would take me for a walk on Sunday morning and we'd enjoy all the wild flowers. Primroses first, then bluebells, and foxgloves. I remember once we found a single wild daffodil.

    My son managed to solve my phone problem. I hadn't been receiving texts from my DD and my friend because I'd somehow put their numbers on my Spam register :o:o:o:o I must have touched the wrong part of the screen on two separate occasions when trying to delete some messages! "Delete messages" is just above "Register as spam" on the list.

    My previous phone was a huawei which was a poor match for my fat fingers. Still find that getting the right result needs a bit of a delicate touch.

    Keep shoving the phone in my pocket and later finding it about to send text nessages that go"kdfjvghblsidbvslbv;s" and such like.:D

    We made it! All three boys have graduated, it's been hard work but it shows there is a possibility of a chance of normal (ish) life after a diagnosis (or two) of ASD. It's not been the easiest route but I am so glad I ignored everything and everyone and did my own therapies with them.
    Eldests' EDS diagnosis 4.5.10, mine 13.1.11 eekk - now having fun and games as a wheelchair user.

    So very proud of him. He was so nervous before it started and although a 'friend' tried to knock his confidence, he was determined to see it through.

    He has been invited to sing that song at a charity concert in April and the school want him back for the Christmas concert no matter where he is by then (hopefully university!) and he is down to sing two songs at the summer concert.

    He is also def going on the music tour, it has now changed to Barcelona and his confidence was further increased by the huge cheer that went up from the fellow students when they found out he was going.
    We made it! All three boys have graduated, it's been hard work but it shows there is a possibility of a chance of normal (ish) life after a diagnosis (or two) of ASD. It's not been the easiest route but I am so glad I ignored everything and everyone and did my own therapies with them.
