How long from putting on market to getting views on a house??

  • How do you think it compares to others in the same area in the same price bracket?

    Any sticking out that look better value for money?

    My house went on sale 8 days ago, two people have shown interest in that time and viewings are booked for them but otherwise that is it.

    My sister has had her property on the market since June and has only had three viewings in that time.

    We are both in south east Cornwall.

    I do agree that things are only starting to pick up now as people don't tend to look in the summer holidays as much. I have seen some houses that have been on sale since the beginning of the summer that have recently gone to sale agreed.

    My estate agent told me that she has to work really hard at the moment to get viewings and sales. It is funny because during my viewings on properties, most estate agents have spent the time telling me how much interest they have had on the properties. Yet when I do viewings with my own EA she kind of has to be honest and admit that there haven't been many viewings!

    The first photo is enough to put me off with the carpark up against the house, but I did say that to you a week or so ago. That would instantly put me off and I wouldnt even go see it. If you could trim the pic then perhaps you would get interest?

    Its just that its one and only thing that puts me off.

    So they misrepresent the property with the pic, and get viewers who are instantly turned off because they don't want a house with a carpark right up next to it. That helps... how?

    I dont think taking the photo without the carpark in it is misrepresenting the property. In my photo I do not have my detached next door neighbours house in it.

    And any viewer is better than no viewer surely?

    Every property has good photos and bad photos taken of it (the good side and the bad side so to speak :)

    Why lead with the bad one?

    Nobody ever decided not to view a place because there was a detached house next door.

    I'm with some of the commentators above, in that in 40 years of buying and selling, I've always felt put off by prices expressed as either 'offers over' or as a range - eg from £140-160k (I always offer under and have only once failed to get a reduction).

    I searched on Zoopla, and of 19 houses in the £140-170k in Droitwich, no others suggested 'offers over' prices; not even the other one from Oulsnam.

    So I'd generally prefer to state a price and assume I'd settle at 2%-5% under whatever was quoted. (As case studies, I bought my current home 4% under in 2011, and a tiny holiday flat in a less popular area at 6% under recently- admittedly in very poor condition. I had to pay the asking only in the red hot market of the early 'noughties in a very popular area. Friends of mine have experienced the same - or paying over - in recent months in a really hot area of London, but I sense the market is cooling in many areas.
    In terms of examples of selling, I got lucky and sold at only 1.5% under asking in 2011, but was happy to accept 3.5% under asking in 2010 on another holiday flat in an averagely popular area).

    I too also have slight misgivings about the front photo. My wife jokes that I am over-sensitive about the 'feng shui' of placement when we're choosing a table in restaurants, but there's something offputting about that pic. In practice, it wouldn't put me off viewing, as when it comes to property and finance I'm more pragmantic than mystic, and look at facts not presentation, but I wonder if it would deter people who see the world through their screens?

    Its not just the car park, but the weird camera lens (which makes the house taper away as if narrowing to the rear; like a stage set?), the poor light and the sterile austere look of the gravel and fencing. More that this, however, is the fact that it's being seen from the right and you can't see the front door for that dark porch.

    Maybe I'm barking, but most other photos (on Zoopla for example) show either the front door straight on, or if at an angle, from the left, so that the front door looks more welcoming and accessible.

    But hippie mysticism aside, it usually comes down to price and whether the Estate Agent picks up the phone, sounds like they know what they're about and acts helpful when your 'mystery shopper' friend contacts them as also suggested above.

  • I agree with Ellie, as soon as I saw the lead photo my first thought was kids kicking a football against the wall.
