How long from putting on market to getting views on a house??

Its only been on the market 5 days so do give it time.
We got calls 2 calls the first day it was on rightmove. However we got 5 viewers within the first 6 days and none since - it has been on the market now 18 days now!
One thing that puts me off - the first photo - I would have done the photo without getting the carpark in, I dont like the thought of a carpark running along end of my house. So, I would have trimmed that photo, but I am just a bit funny like that.
I am sooo confused with your lounge - do you have 4 pics of the lounge? Have you rearranged the furniture in some?
Your home does look lovely.
Ha I know what you mean about the lounge. there are some older photos they have used of our furniture in there and they have also used some current photos of my tenants furniture.0 -

In that case I would remove the picture that has the sofa infront of that lovely big window/door as it does block a lot of light (I would do that if it was easy enough and free to do so, and get the agent to trim the carpark off - we got our agent to trim off some of next doors garage that was in our pics)0 -
it is the end of the summer holidays, families are focused on getting the kids back to school next week not looking to move house right now.
The fact you have not had a stampede through the door is at least partly a direct reflection of the time of year
obviously for those without kids then time of year is less important and price is needless to say a big factor. You have it on as offers over 150k which most people on this forum regard as being a very bad way of pricing, as it suggests you will not accept anything less so removing the feel good factor of negotiating a "discount" on the asking price.
Offers over 150k therefore puts you up to the prices paid for nos 19 and 21. No 19 has a garage, whereas yours does not - a garage is worth something even if a car never sees inside. No 21 is a bigger plot and whilst conservatories do not necessarily add value they certainly differentiate no 21 from your much smaller plot without a conservatory.
Therefore implying yours is slightly overpriced even if the market has gone up since April and May 2014 when those 2 sold

I'm not quite in your area, but I know the agent. I would recommend getting a friend to "mystery shop". They are known for wanting to sell to people who are also selling though them and are inconvenient with viewings for other buyers. However, that was in an overinflated market a few miles from you in the spring, where every house had 3/4 people who were putting in asking price offer straight away so they could afford to be.
Just a thought, looks well presented to me, definitely give it a few weeks.0 -
it is very personalised- the paint colours and bathroom and kitchen tiles. Were the others similar? Looks like a fair bit of work needed to get it neutralised.
Were the others in a move in condition?June challenge £100 a day £3161.63 plus £350 vouchers plus £108.37 food/shopping saving
July challenge £50 a day. £ 1682.50/1550
October challenge £100 a day. £385/£31000 -
Yep one of them was in near enough the same colour scheme and the other one was quite Erm pink.
This one has had new patio windows. New windows all round. New kitchen and new boiler.
All it would take to make it your own would be a lick of paint.0 -

Plus stripping the feature wallpaper and re-tiling to neutralise.June challenge £100 a day £3161.63 plus £350 vouchers plus £108.37 food/shopping saving

I did think about making it neutral but thought that as new owners are more than likely to redecorate anyway I thought they may be able to look past it now??
If I take the offers in excess off the ad would you put the price up a bit?0 -
It's five days. Get a hobby, buy a cat, play with the kids (or make some new ones), or buy a Lottery ticket for 23rd September. Five days is nothing, not even in a hot market like London or Cambridge. If you haven't had viewings in three or four weeks, then's the time to sit down with the agent and discuss matters.
No doubt there are things you can do to improve the details, increase kerb appeal, whatever. But, five days is nothing. I've sold many houses (yes, I'm ancient), and some have taken eighteen months to sell. No, they weren't overpriced either, just a small market demand for those houses.0 -
