How long from putting on market to getting views on a house??

  • So Ive just phoned the EA and they told me they have a person trying to "match" people to the property still and they also told me not to worry as its been quiet for the last two weeks due to the end of the holiday and starting school again etc.
    I will give it a few weeks and see what happens.
  • That's the response we are getting, quiet market due to schools going back, my concern is though, why would you send your children to a new school and then move? Hopefully (for us both) it picks up soon.

    We have just had a sale fall through mid school holidays and it has been quiet all the holidays when before we were getting steady viewings, fingers crossed it picks up in September which I'm advised it does

  • I agree with what other posters have said about the price. There's nothing particularly wrong with the listing so if the viewings don't start coming at some point, it will come down to that.

    Although I have to admit, I did spend some time flicking back and forth between the living room pictures and trying to work out a) why the furniture was different and b) why the sofa was infront of the window instead of the opposite wall.

    OP, just replying to your question r.e removing the OIEO and putting the price up - price changes will show up on e.g. Zoopla, so if I were looking I'd be put off by the price having been increased so quickly (usually you expect to see downward movements if no sale!).

    Another alternative to OIEO is have some wording in the description which refers that it is 'priced to sell' i.e implying that the asking price has already had a 'discount' to market value.

    You can advertise at £150k (no OIEO) but you only have to accept the offer you like!
  • Ok, just thought I would update this thread.

    SO far the house has been on the market for a day short of two weeks and in that time we have had no viewings or interest at all.

    Ive spoken at length with the estate agent who are as baffled as me as to why we have had no interest considering the amount of interest the other two houses in the cul de sac had when they were up for sale.

    Thye are still contacting peope with details of the house and are awaiting feedback from them. some feedback they have had already is that its a nice house but doesnt have a garage and at that price they want a garage.

    This seems abit weird to me as one of the others that sold earlier in the year didnt have a garage and other similer properties in the area also dont have garages at that price point.

    I asked them about the OIEO and they said to leave it on for another week or so and then consider taking it off.

    Would you mind looking at my property and also the others in that price bracket and can you give me some hints and tips on what I can do to make it more appealing than the others without spending a lot of money.

    No viewing in 2 weeks is worrying. Most interest comes in the first few weeks and then tails off.

    I really would remove the OIEO.

    Just to point out though the house is in England.!!!
    We currently rent it out aswell.
    Surely though if the two other that sold earlier in the year went for £15200 and £152750 respectivley and also bearing in mind that house prices have risen slightly in the area I thought my asking price of £150k was quite reasonble considering that since we bought it in 2007 its had the following....
    new windows
    new patio window
    new kitchen (twice)
    full redecorate(Twice !)
    new boiler in 2011.
    cavity wall insulation.
    All it needs really is a redec in your own colour scheme
    Or am i being optomistic?

    Do potential buyers know it is rented out?

    That would stop me looking as I'd want to make sure the property was vacant before getting involved.

    That's just me though.
