How long from putting on market to getting views on a house??

My Nana and Papa's house went up a week or so ago. Had about six viewings and three offers. Up for 325K and all offers 300K so far, one cash buyer.0

On the inside it is a lovely house, but I think the outside makes it challenging. To me it looks like a council estate ( from the outside) and that would definitely put people off.
In order to get over the lack of curb appeal you would have to price it right.
Give it time, we took 4 months to sell and in the first 3 months only had 1 viewing.

The estate used to be a council estate but most have been sold off.
when we lived in the house ourselves the front looked quite nice as we had pots and hanging baskets to add a bit of colour.
one thing ours benifits from compared to most of the others is a downstaris wc.
I am going to tell the EA to take the OIEO off next week and set the price a couple grand above the minimum we can afford to sell at.
Just out of interest, when you see it at 150000 OIEO would that lead you to think I am after 155k or above??
I wanted to market at 154500 and would more than ikely accept 152k for it.

When I see OIEO it leads me to think the vendor is inflexible (and possibly also unrealistic) about price (unless the OIEO is low and is being used as a marketing tool to generate a lot of interest in a short period of time). I ignore OIEO and offer what I am prepared to pay. But OIEO is offputting, especially when EA's get snippy if the offer is below the listed amount.
You are better to go at an AP £154k or £155k.
Get the photos sorted out to show the property in its best light.

ETA: The other thing that the OIEO £150k puts the figure of £150k in the potential buyers mind as a starting point (rather than say £154k or £155k). I think it is better to start a bit higher and come down rather than start lower and try for higher offers.It is a good idea to be alone in a garden at dawn or dark so that all its shy presences may haunt you and possess you in a reverie of suspended thought.

I think the interior of the house looks nice in the photos, perhaps it would be better for the EA to put the lead photo as an interior one as people may make an assumption based on the exterior and not look at the other photos (not that I think there is anything wrong but obviously from other comments, some people are put off by aspects of this). I know that we have viewed properties on the off chance when the outside doesn't grab us but actually when I have turned up, I realise it is a lot nicer in person.
You could remove the offers over bit although if you know you definitely won't take less than 150k then this might be a waste of time as most people will offer below the asking price.
Some EAs are better than others at marketing properties. I am registered with several and one always emails me property details that may suit me once they come to the market. They always confirm my viewings by text and email. Another EA I am registered with took me on some viewings but I was left phoning them to check if the appointments for viewings still stood, the EA was late each time and they never tell me of new properties they get to the market. As soon as I told them I wouldn't use their mortgage advisor, they stopped bothering with me. This is the same EA who lists my sisters property and she has had 3 viewings in 3 months. I found them so pushy too that I dread viewing houses with them.0 -
3 Bedroom house, but only 2 photos of bedrooms, this always gets me, i realize that the 3rd may be small, but to miss an entire room out of the photos does not make much sense to me.0

I have a unique house, think marmite! You will love it or hate it but I have had only one viewing in 4 months. I have tried to reduce the verbiage of the EA and get the best possible images but nothing is happening. Please take a look and give me some advice!

Well just to update.
The viewing went really well. lots of positives about the house from the potential buyer. the only negative comment was that it was a bit dark due to colour schemes!!
They have booked for a second viewing on saturday? is that good or bad?0 -
