How long from putting on market to getting views on a house??

Just curious really.

A couple of houses in the same close as mine went on the market earlier in the year and sold within 3 or 4 days of going on the market.

One was put on Friday. Had viewings Saturday and Sunday and then sold on the Monday for over the asking price.

The other one was pretty much the same.

Our house is the same type of house and only differs from the first one as it doesn't have a garage.

We have put ours on the market Friday for less than both of the others sold for with the same estate agent as them because they told me they had people on the book after that type of property and that it would fly out???

So far we have had no interest what so ever???

Am I being impatient or what?

How long did it take to get viewings on your houses.?

    There's only one reason why people don't view. They think the house is too expensive for what they're seeing on the details. Maybe the details aren't being fair on it. Maybe the price is too high.

    it is the end of the summer holidays, families are focused on getting the kids back to school next week not looking to move house right now.

    The fact you have not had a stampede through the door is at least partly a direct reflection of the time of year

    obviously for those without kids then time of year is less important and price is needless to say a big factor. You have it on as offers over 150k which most people on this forum regard as being a very bad way of pricing, as it suggests you will not accept anything less so removing the feel good factor of negotiating a "discount" on the asking price.

    Offers over 150k therefore puts you up to the prices paid for nos 19 and 21. No 19 has a garage, whereas yours does not - a garage is worth something even if a car never sees inside. No 21 is a bigger plot and whilst conservatories do not necessarily add value they certainly differentiate no 21 from your much smaller plot without a conservatory.
    Therefore implying yours is slightly overpriced even if the market has gone up since April and May 2014 when those 2 sold

    I'm never a fan of " offers over xxxx " I much prefer a price to negotiate from - house looks nice though - good luck

    Sorry only one of them has a garage.

    It was the EA who suggested offers over ??

    How much have prices gone up since the last two sold? is there any way of finding out?

    Presented very well.

    Therefore difficulties in selling will be due locale, price, time of year...the obvious stuff.

    However it has only just hit the market so give it a few weeks before worrying.
  • Definitely agree that the school holidays are a factor. We put our house on the market yesterday and within an hour of it going live on Right Move we had a viewing booked for today......*but* it was a retired lady as opposed to a family with school-age kids.

    Last couple of properties we've sold have had a flurry of viewings in the first few days/week, but those were very different houses, both to each other and to where we live now.

    The first was a one-off detached period house that was very fairly priced (we lost a lot of money on that one) but high in comparison to the local market as it was double the size and the neighbouring properties were far more recently built. That sounds good, but the demographic tended to be retirees looking for a small, low-maintenance bungalows. We marketed it at the end of Feb 2011 & accepted an offer within two weeks. Interestingly nothing locally has achieved a higher price in the three years since we sold, but it is now on the market for £60k more ;)

    The second - my parents' house - was a bog-standard 1920s semi in an area very popular with families. That went on the market in July 2012 at a price to reflect it's dated interior & despite the timing, it also attracted a flurry of viewings - I guess because it was an area where very few houses of the size/type came up for sale - but still took around three months to sell.

    Our current house is a real *marmite* affair - a 2500 sq ft, 1800s, non-listed thatch with a large kitchen extension. The area attracts second home owners but our large-ish garden would probably be too high-maintenance for some.....

    If I were you OP, I would definitely do away with the *offers in excess of*......otherwise, presentation-wise it looks fairly good - hope you find a buyer soon!

    Its only been on the market 5 days so do give it time.


    We got calls 2 calls the first day it was on rightmove. However we got 5 viewers within the first 6 days and none since - it has been on the market now 18 days now!


    One thing that puts me off - the first photo - I would have done the photo without getting the carpark in, I dont like the thought of a carpark running along end of my house. So, I would have trimmed that photo, but I am just a bit funny like that.


    I am sooo confused with your lounge - do you have 4 pics of the lounge? Have you rearranged the furniture in some?

    Your home does look lovely.
