Just had a phone call to say someone would like to view the house on Monday afternoon.
Fingers crossed we get a reasonable offer but not going to stress about it."This site is addictive!"

We had a viewing this morning and the people seemed keen. They were used to these sort of houses, so were not put off by the downstairs shower room
I want them to have the house as I liked their love story.:o * They were each other's first love, but were not allowed to marry by their families, and both had arranged marriages to other people. Thirty years later they were both single again, and have found each other and are newly married.:T Their next home (hopefully ours!) will be their first together. Aaaaw!
They have finance in place and no chain. They discussed whether we would accept an offer. Hope they decide to have it!
*probably not a good reason to sell someone a house, but I don't care. I'd like to think it had gone to someone I liked. Providing their offer (assuming they make one) is not ridiculous, we'll probably accept it.(AKA HRH_MUngo)

This is the advantage of using Estate agents they may charge 2.5% but they could probably get you an additional £5,000 on the price.
This is your money and ultimately your son's money you are giving away, you owe it to you and yours to be as hard headed as possible.

And it is unlikely that they have finance in place since the lender hasn't yet surveyed the property They said they had a mortgage in principle. Obviously we would not take it off the market until the mortgage was confirmed.

Thanks for your advice. There's also the concept of the bird in the hand. We may not have more than one offer! They haven't actually made an offer yet. If and when they do, we will consider it.(AKA HRH_MUngo)

Selling a house is probably the biggest transaction most of us will ever make and as such we should seek professional help, I glad to hear you are using an EA, let him do his job and negotiate a price, this is not something you should get involved in. The buyer negotiates with the EA and he takes instructions from you. After all he knows the market far better than you and you are paying him to get the best price for you.
Likewise anybody buying a house is trying to buy what they want at the lowest possible price, I, personally, would ignore any autobiographical details a prospective buyer told me on the grounds that they are totally irrelevant and why would they tell me these things?The only thing that is constant is change.0
