    Btw PN, it should be possible, with time wasted, to negotiate payment for the work that needs doing. IME. And I had much higher value work done than a socket and line made live.

    It'll be half a day's work, no more ...... call it a day tops. They'll want paying on the day ... and I need to know if I have an electrical emergency that I know somebody who is willing to turn out as I am a prompt payer :)

    It's not been "hot" all day; this evening's been warm to cool. There were some big drops of rain at 11pm, but not many.

    I'd flicked the light switch before I went out .... and came home to find the garden light on :) B****** worked all along, but I didn't know it turns on after dark .... grrrr.... and not being used to such things (this is a first for me) ... hadn't thought to test it before.

    My thought is that the housing boom for the SE is just getting started. Perhaps selling now would be like selling in 1999. I'd hang on until interest rates start to rise at the very least if money was the sole consideration.

    My feeling is that yielding risk assets (e.g. houses & shares) now have the same price/yield properties as bonds; that there is a significant correlation with interest rates. That's pretty easy to see with the stock market: watch how the market drops a % every time an end to QE by the Fed is mooted. The housing market moves more slowly, is less liquid and is less perfect (more imperfect?) than the stock market IMHO. It should be relatively easier to time than the stock market.

    Just an observation - you don't actually seem to like being long property (I know I'm one to talk, I don't like anything except for rain, mars ice creams and moaning about everything else). Tenant(s) appear to be a pain in your !!!! - I've never liked the idea of having to deal with a tenant personally either. At 26% gain you have made a tidy sum and don't need to worry about people three streets over objecting to planning permission. Plus your annual CGT allowance x2 will limit the taxable gain.

    Is there a 'thank god I don't have to bother showing some random how to work a radiator during my precious evenings' premium to take into consideration?

    Just a thought here: is the gain 26% or 100%? Your gain is measured against your investment not the value of the property.

    Given that prices have risen 20% locally, interest rates could rise soon and you have CGT allowances to utilise, I would think now a good time to sell.

    that is before you consider tenant hassles.
