    As you have been told numerous times already, say no, don't answer door, don't engage, call shelter & get some actual legal advice & guidance. As he isn't even coming to do repair or an inspection he has even less than the zero rights to enter, if he was.
    I don't respond to stupid so that's why I am ignoring you.

    So what's the problem?
    You reply 'no'. If he shows up you do not open. If he tries to force his way in you immediately call the police.

    and he'll have to use force since the OP has doubtless been following the advice he sought here and has now changed the locks........
  • I changed the locks yesterday but kept the old ones to give him as i was advised.I have now spoke to shelter thanks .Im sorry if i repeated myself a lot im terrified. Shelter have been very helpful and i seem to have nothing to worry about apart from him turning up but my letter should help avoid that too. Thanks again to everyone for their advice

  • Although shelter could not advise me to withold my rent and i would be at risk of being taken to court i could just counter sue for 3x bond plus bond minus reasonable deductions so i dare say he wont bother. I envision a yet another type of no win no fee companies popping up soon see as you have six years to claim

    Dont give him the old lock, you need to put that back in when you leave. Dont even tell him youve changed the locks. He shouldnt know unless he attempts to enter.

    I would also withold the rent as it certainly seems likely your bond is long gone. He cant do a thing legally and by the time he can you will be long gone and the threat of suing him for 3 x the deposit should shut him up.

    Dont answer the door or phone to him at all. Put in writing that yu want confirmation that your deposit is protected, I know you wont get it but it shows youre serious. Hes clearly in dire straits financially so youre better off getting out of there asap

    The problem with that of course is that OP states that the deposit was paid in cash and there is no receipt. LL could simply say there was no deposit and then we are down to one person's word against the other. (I'm not doubting OP by the way).
    It's someone else's fault.
  • Hi i did pay cash but i withdrew it from the bank along with the first months rent so i took out 1200 followed by 600 every month after. The lady at shelter says that should be ok as the follow on months were a standing order with his details and my tenancy started the day after i withdrew the money.
