Please stop quoting what you do not understand.

If a landlord gives notice in writing and uses his right of entry for inspection, his is not entering without permission and it does not matter whether tenant is present or not.
  • Can i not ask him to come when im not by myself

Have already said you can, why not call shelter. Asking on here is going to get you more of the same answers. Speak to Shelter, don't answer the door & WRITE to him advising when & time he can come.
I don't respond to stupid so that's why I am ignoring you.

You need to give explicitly your permission at a convenient time for yourself. If he just turns up or tries to let himself in, call the Police.

What's the basis for this assertion?
While this would be ideal, this is not a requirement.

You "can" ask whatever you like.

He is not obligated to do so. If I were advising him, I would of course tell him that he would be putting himself in an awkward position if he continued.

You do realise that a lot of what they say is either nonsense or wishful thinking?

    For example:
Most renters will also have the right to prevent the landlord from entering the property unless the tenant has given specific permission.

Not once do they mention the law that governs the right for a landlord to access a property.

  • i dont want it to be like this we have always gotten along (while i was paying and not hounding for the repairs doing )but as soon as i have asked for something this is what i get. i just wanted him to acknowlage that he has my bond but he will not. he does not want to come to inspect but "discuss issues regarding bond and referances" and i just do not feel comfortable alone
