I lived in Catford and now not too far from that link and I prefer the latter. The commute was easier from Catford but as it's now not a concern for me I prefer where I now am.0 -
I currently live near the property in your link, it has good access to transport links Catford & Catford Bridge station. The area is safe, I've never been a victim of crime.
The high street is currently tired and in need of a great deal restaurants, and quality retailers, however there are a few gems hidden away. The pop up restaurant in the cafe formerly next to the old Catford Mews.
There are currently proposals to regenerate the town centre. Property prices are rising rapidly in the area, because of this and the possibility of the Bakerloo line extension coming to Catford Bridge, which would be renamed Catford Central.
Take Brockley for example it used to be a place, where people didn't want to live! Now look at the house prices since the East London line is there now.
Do your research, pop into Catford or try walking past a house that has an open day and see how many people are viewing the property.
That's if you can get pasts the numerous people queuing outside!!

Weird - I always feel like I should have lived there. One of those places that felt like home when I drove through. A couple of people at work live there. Have only heard good things - do you really recommend it as a place to live? Any negatives? Just satisfying my curiosity - wouldn't move south again, but probably helpful for others looking south in that vicinity.

I would definitely recommend it as a place to live, we've been here 9 months now and haven't experienced any negatives so far (OH was looking forward to some snow days but they haven't materialised yet) It's such a different way of life, a much calmer and happy environment, everyone is so friendly and helpful.
The lack of sirens several times a day is a big plusDespite the main town being 4 miles away I can get there within 15 minutes by car, it usually took me over an hour to get from Sainsburys in Sydenham to Catford Island on a weekend.
For us the main disadvantage is obviously petrol costs but we did factor this in when we moved, it's coming in at around £80 a week and does need to be a big consideration as that's quite a large outgoing on a regular basis. Well worth it for us though.

I moved to Catford 16 months ago having been priced out of Forest Hill. It is much like Forest Hill was 5 years ago in that general lack of general nice shops / restaurants / pubs, though this is starting to change. You can save yourself £200k+ on similar properties in Hither Green and Forest Hill, and these areas only a short bus ride or walk away. I have never seen any problems, and would be very confident the area changing rapidly once the Greyhound stadium and shopping centre developments start. The former should break ground in the next few months and the latter in 2 years. If you do not want to pay Brockley / Forest Hill, etc prices, then you need to move somewhere before in gentrifies.
In all, very happy I moved there - lovely neighbours, quiet streets, good travel options. Look at the Corbett estate.0 -

Well said- in fact the only real downside is that they closed Catford Dog Track in 2003

I've always lived and worked in South East London.Must admit that Catford wouldn't be for me personally (not as bad as made out imho, but just not somewere I'm fond of myself), but that's certainly a decent location if you are going to be in Catford. I'd agree though with those who say it's a heck of a lot of money for what it is/ If I was going to spend that sort of money, I'd rather go to Crystal Palace and get this:

Someone mentioned South Norwood, and I would personally consider the nicer parts of that a better bet than anything Catford has to offer (although the grotty parts are very grotty). Something like this would actually set you back a lot less than the Catford house, despite being imho a nicer location (actually, I wish I could afford this one myself) :

Like I say, the part of Catford you are looking at is imho not anything like as bad as some make out, and it's not somewhere that I personally would look at and go "don't live there" (some parts of Catford I would, as I would in some parts of most of the areas above). It's also a lovely house.
But even in this market, North of £500k is still a hefty budget in the outer part of South East London, and you have more choices for that sort of money than you might think. I think if I was spending that sort of money, I wouldn't personally be choosing Catford above all the other options. That doesn't in itself mean it wouldn't be right for you though.0 -

That Beckenham house is very nice. Only a few minutes walk from Waitrose too. Living there would be completely different to living in Catford. I could imagine staying there for a considerable number of years whereas Catford is somewhere you live for a few years before wanting to go somewhere nicer.0
