    That Beckenham house is very nice. Only a few minutes walk from Waitrose too. Living there would be completely different to living in Catford. I could imagine staying there for a considerable number of years whereas Catford is somewhere you live for a few years before wanting to go somewhere nicer.

    That was one of a few I saw in Beckenham, so definitely worth a good look on RM. Agree, looks lovely!

    OP, would Beckenham be a possibility?

    To be honest I don't know much about Beckenham. I've taken my 3 year old to the softplay at the Beckenham Spa leisure centre, but that's it! I have friends who live in Penge and Sydenham who say it's a good place, so maybe we'll investigate.

    We really just want to stay put in the area we are in at the moment as it finally seems to be having a bit of a regeneration and we like it here. Plus there is an excellent school at the bottom of our road. It just sucks that along with the regeneration of the area, the property prices have rocketed so we are effectively priced out of upsizing.

    We may just end up staying put for a bit, racking up the silly money for our place and then moving to Brighton.

    Last year I started looking for a house to buy and that house had to be about 10mins or so by train to the City of London.

    Originally looked at houses in the Catford area, near the town centre by the stations. There were not that many properties available at the time but still several for £250,ooo or less. One we did make an offer on was at £250.ooo but we felt it was too much and our low offer was rejected, surveyor agreed with our guess after we had increased the offer to the full asking, so we pulled out. We then discovered Hither Green, picked up a good sized 3 bed property for around £300,ooo.

    It's on the very edge of the area on a main road, however the noise doesn't really bother us and it had 3 beds, parking & garden.

    We didn't really spend much time checking the area out but we were comfortable with Catford, just, but now I'd say if you still can get a foot on the ladder this area is not a bad one to do so, lots of nice residential streets and plenty of scope for better shops and restaurants if the area is going that way.

    The two nearest pubs to me have both been 'Gastroed' and all the better for it from what I hear.

    Prices are rising now, a 4 bed round the back of mine just up the road is asking £725.ooo!!

    But if you are after a flat there are still probably bargains to be had in Hither Green on the west side, by the end of 2014 I suspect there may not be much for a lower budget.
