    My experience so far is that the assessors aren't salespeople. You commission a report and that tells you what you can have. Then you go shopping.

    Assessment is around £100 but there is the ability to claim money back.

    I'm a little dubious that prices aren't inflated by accredited companies to maximise their own interest in the cashback schemes, but I've nothing to found that on at all.

    I've got a dirty little secret.....

    There's another house, 20 miles away, that I wouldn't mind viewing .... it came onto the market 2 days ago .... but it does cost more than the current one I'm interested in.

    I won't view it unless something comes out of the paperwork that's not good .... 9 weeks from viewing to now and I've still not had sight/wind of the F/F, contract, covenants etc. What an utter waste of time. If the buying system should be changed it should be that all this stuff is available to takeaway as a pack right after you get an offer accepted.... to read through before you appoint a solicitor.
    Why not go look? Might be better/nicer/more Pastures New than the current possible one. remember, the current one is still only a possible...

    Edit: it was an old plastic folder with a popper that I re-purposed. Quite quickly the folder filled up and popper was unable to close. Still did the job of keeping everything together though.

    Mortgage broker & mortgage
    Solicitor correspondence
    EA correspondence (basically confirmation of offer accepted & brochure :o )
    Surveyor stuff

    Traffic Droid is a hero! I don't like the Bott fellow though, he's just a rude man with a lot of spare time.

    Spoke to consultant on the phone today. He says it looks like I only have cartilage damage which means only a key hole operation to repair and back to full fitness in 6-8 weeks. No ligament damage he thinks, which is a massive relief because I just weighed myself which confirmed that I cannot go another 9 months without exercise.
    Less beer and pies then!

    I suspect hidden problems.... woman's been left with child by fella ... solicitors are up in a northern big town .... there might be some feet dragging, arguments going on ... who knows.

    I was 'suspicious' it wasn't a local solicitor from the start.... I was also slightly unkeen to be buying a house from some abandoned woman with a kid as I know how spiteful and rottweiler-like couples can get when they split up. Presumably abandoned... who knows, she could have been dropping her cacks all over town for all I know :)
    My solicitor is a distance away. Had no problems (apart from sellers sol sending stuff to the wrong office - 2+ week delay).
    Mines been excellent.
    Already started drafting a thank you email, with permission for them to quote it if they like on marketing materials.
    It's getting harder & harder to keep the government in the manner to which they have become accustomed.

    My solicitor was in a big northern town (Donny I think). Colleague recommendation. Think 3 of us in the office were using them at the same time (none of us had links to that area other than our mutual colleague)

    Oooh don't tempt me ...... I've tried to be a "good buyer" here really.

    It's got a garage converted to a dining room, long driveway, conservatory, it's semi, not EoT, lounge is 25% bigger, conservatory is 11x11, bedrooms are a tad smaller, bathroom's got an electric shower .... overall, it's a house much better suited to what I originally wanted.... it's a bit older (say 20 years old), EPC is D (which is fine), CTax is a C (might become D when sold as others there are a D). Overall, it's much more flexible and closer to original wishlist.

    Oh balls, just checked the price, it's £15k LESS than the one I am currently 'buying'......

    It'd be mad not to look ......

    Oh, and remember you'll probably be living there a long time, and that you you put in your offer on this one because you wanted to stop chasing rainbows and buy something, so you just bunged in an offer on the first house you saw after you got to the "forget looking for my dream house and get on with it" frame of mind. So there's nothing particularly special about the one you've got your offer in on ATM.

    Tyre performance in the wet deteriorates rapidly below about 3mm tread - change yours when they get dangerous, not just when they are nearly illegal (1.6mm).
    Oh, and wear your seatbelt. My kids are only alive because they were wearing theirs when somebody else was driving in wet weather with worn tyres.
