    I've not got one.... I've got a pile of papers ..... all in the same rough area.

    I had to have a folder to keep everything together - so I could cart it to and from work with me :)

    Edit: it was an old plastic folder with a popper that I re-purposed. Quite quickly the folder filled up and popper was unable to close. Still did the job of keeping everything together though.

    Why would you cart it to work?

    It's easier to speak to the solicitor (or anyone else) on the phone during the day when their office is open/ in case I needed anything/ didn't want to leave it lying around my lodgings/ it was a bit of a security blanket.

    Wasn't so much of a hardship - I do drive to work!

    Edit: and I've carried round a lot more paperwork+laptop on weekends away etc so I'm well practiced.

    The EPCs for all of the houses here are wrong. They all say that the floors are assumed to be concrete, with little insulation, whereas they are actually concrete with about 1 ft of rigid insulation on top of them, with a floor laid on top of that. I don't know what the energy rating for that type of floor is, but given it is the recommended install (doh), I'm guessing that these houses shouldn't all be scoring poor.

    Please stay safe in the sun and learn the A-E of melanoma: A = asymmetry, B = irregular borders, C= different colours, D= diameter, larger than 6mm, E = evolving, is your mole changing? Most moles are not cancerous, any doubts, please check next time you visit your GP.

    Only if you have the magic number ..... which is mostly something you'd only know if you had the selling details in your hand ..... and that sheet's usually got the EPC on it (well, a pretty bar chart).

    I guess the impression that EPCs aren't quite rocket science, and involve a while load of guesswork. I'm not expecting too much better from green deal assessment tbh. Which would be part of the problem... Where to find an assessor who isn't just a double glazing salesperson.

    Anyhow, my mind is now buzzing. I think it was a mistake to start looking at that stuff so close to bedtime!

    EPCs aren't worth the paper they are written on. Put a load of dead low energy light bulbs in and the EPC improves.

    I've got a dirty little secret.....

    There's another house, 20 miles away, that I wouldn't mind viewing .... it came onto the market 2 days ago .... but it does cost more than the current one I'm interested in.

    I won't view it unless something comes out of the paperwork that's not good .... 9 weeks from viewing to now and I've still not had sight/wind of the F/F, contract, covenants etc. What an utter waste of time. If the buying system should be changed it should be that all this stuff is available to takeaway as a pack right after you get an offer accepted.... to read through before you appoint a solicitor.

    To be fair to the system, PN, I think the speed is down to the solicitors being used. I see no reason why a 28 day exchange isn't possible with a cash transaction involving freehold property, especially a relatively new one. :o
