JennGa, had you done all the searches while you waited for your offer? We got ours on Fri and that's when searches started. Because of the Easter I can't see them being back before end of next week at the earliest 25th? I want to complete no later than week of May 12th. No chain. Doable?0 -

Because of the hassle / non communication we have been receiving, we haven't yet instructed our Solicitor to carry out the searches. In fact, she is the one advising us to use a different broker and start again! So obviously when (and if) we do get the mortgage offer, we need to start searches which is then going to no doubt take a long time, especially with the Easter break etc.
I still have had no response from the Broker after emailing him at 07.30 yesterday morning! :mad:0 -

We bought a new build and used the solicitor that had dealt with other plots so some searches had already been done, we had to wait for the water and drainage to come back though which is what delayed us after receiving the offer.
We were told 10 days minimum for searches so 25th would probably be the earliest.
I think it's doable if all your ducks are in a line and no issues with searches and deposits etc are transferred within good time.
Good luck :j0 -

This & dont let them fob you off or give them the benefit of the doubt to be on top of things!Hang in there guys. Took us 4 weeks to get an offer from santander, exchanged 2 weeks later and completed 5 days after that
This gives me a little hope. It will be 5 weeks end of this week.JennGa, had you done all the searches while you waited for your offer? We got ours on Fri and that's when searches started. On the local council's website their lead time is 7 - 10 days so, once all okay with Valuation (once it happens!?), I hope they will go through swiftly!0 -
Well I am gobsmacked!!!!!!!
I have just had a reply from the Broker and apparently "the mortgage has been assessed and fully agreed with underwriters subject to a satisfactory valuation report which will be instructed today" :j
So fingers crossed we seem to be heading the right way now at last :T0 -

Going into see solicitor this week. Assuming to sign everything in anticipation? Can we just give them a cheque there and then. They would have plenty of time to cash it and would save me sorting out a BACS payment.
Also when do we pay for the solicitors charges. I assume before completion also?0
