    I'm sure Hamish wouldn't be unhappy at the chance to trade up for less money.

    He would still need to pay off his outstanding debt at some point.

    This is what you don't seem to grasp most people have repayment mortgages and are paying of their debt off from year one.

    I'm not sure that's true but if he did he would have paid off about 20%

    Yes but in another 18 years he will be mortgage free while you will still be paying rent hoping for that big crash.
