    As you have had viewings I think you have priced it right. I would reduce the amount off photos you have as some do nothing to sell a lifestyle. From what I can see the interior is fine I think it's your exterior. From the photos it looks like the side and the back need revisiting. If you decide to do nothing then you may have to reduce your price.

    that is a contradiction

    if the OP is getting the viewings then there is nothing wrong with the photos at all since all they do is mark out places worth going to view, and the viewings are happening

    the problem is not converting viewings into offers presumably becuase people decide they can get a better (quality/size) property for the same (or less) money in the same (or very close by) area

    I agree that more viewers increases the chances of more offers, but the obsession this forum has with micro criticising photos beggars belief at times.

    Big picture folks: viewers but no offers = bad price for that location / quality of house compared to the competition

    What I did say is there is a possibility that the exterior is why you are not getting offers. The photos is what the viewer sees first and from your photos the inside is fine. You can only get the full picture by viewing the property. For e.g house could be next to a train station but the photos wouldn't reflect this. We all have our own opinion and the photos are a snapshot of the bigger picture. Many other factors can affect why a house is not selling but the post originally wanted comments on the photos.

    As others have mentioned, the photos showing the neighbour's house are confusing. I was trying to relate the picture where you could see their house to the floor plan and couldn't. I don't think I worked out, until I saw the comments on here, that it was the neighbouring property and not the house in question. I think I'd have been someone who went along to have a look to see what the offer really was, and then been disappointed that it wasn't as big as I had envisaged.

    The problem then, is that even if the house that I had imagined would cost far more than the asking price, I will be disappointed that I can't have the house I imagined. I think you should have an accurate picture in your mind of what you are going to see before you get there. Agents who mislead, whether deliberate or through incompetence, are asking for lots of viewings and no conversions to sales. Better to have fewer viewings, but getting the right people through the door.

    I think if you remove the photos of the neighbouring property, people will come to view with more realistic idea of the size. I love the inside, it is well presented. I think the issue is being honest with viewers from the very first photos that it is small but you are paying for detached and the finish.

    Actually - just been back and had another look. I think it needs to say detached in the header. I wasn't sure it was detached from the photos and description on Right Move. Detached is a major issue for me when I am looking, however I don't always filter for detached, as sometimes agents have incorrectly tagged their properties and you could miss some. From the photos it looks as though it could be joined to the other property.

    We used to live at the other end of the ferry crossing, and even that was a long commute (in Scottish terms) to Glasgow, so IMHO living in Dunoon and working in Glasgow every day is not really feasible. It takes too long and costs too much.

    Things that would put me off the property are.......

    It seems to sit right on a narrow, unsurfaced lane with really no front garden.

    The parking space is a bit away from the front entrance.

    The property is well overlooked.

    The rooms look quite small in the photos.

    The bathroom is downstairs.

    And I agree that the floor plan is bad, and the photos too.

    I have always noticed properties with a downstairs bathroom always take longer to sell. This does not mean it won't sell as you bought it!

    On first glance I assumed it as an apartment in the building, but the word "villa" suggests it was the whole thing? For £75k?!

    Will this be putting people off? Is it in as nice an area/road as yours? From the photos it's a lot nicer for less than 3/4 of your price. :(

    Trouble is, it always comes down to price. Any house in any condition in any location will sell for some price. If you reduced yours to £20,000 it would probably sell in less than an hour. If you're not selling after that long then it will be to do with your price I'm afraid.

    It is a bit of a niche property if it's not near work or suitable for older people which can make it take longer to sell. If you want to get sold though, dropping the price is the only quick way to do it. That applies to all houses, not just yours.

    Looks lovely, well presented lots of nice photos. So its going to be down to price.

    Sorry if you were hoping another issue but it would seem you are going to have to work on the price to sell.
