Beecher2 I did think the HR valuation was a little high but not overly so. The asking price was definitely too high when it first went on the market but our agent insisted that she could get an offer in that region. We're the ones who have instigated all drops and had no suggestions from the agent.
We're tempted to change agents but resent doing this, as we've already paid an upfront advertising fee with the current one, and it's not cheap.0 -

not being familiar with the area.. is that a ferry crossing I see on the map... if so how long does it take for you to get to Glasgow?
If its not long.. (under an hour say).. why does your listing not state this.. strikes me as you could be in that commuter belt?
Just a southerner being curious..

Looks really nice - I don't know what typical properties look like in that area, but in my opinion it has some quirks that don't make it a simple sale. You're probably waiting for the right buyer to fall in love with it.
For example - with a downstairs bedroom and bathroom it could be a similar market to a bungalow, but the steps down into the lounge may cause a concern.
The floor plan is almost unreadable, and took me a while to appreciate that the 2nd bedroom is downstairs - that would certainly be a dealbreaker for me.
There are too many duplicate photos - in this case less is more, and I would stick with photos 2, 3, 5, 6 & 8 (without the car!) and bin the rest. My wife hated the photos of the house we bought, but fell in love when we viewed it in person - from the above photos you can see that it's 2 double bedrooms, a new kitchen, beautiful views and a lovely cosy living room.

Raggie: Yes it's a 15 minute ferry ride. It's also a peninsula so you can drive round if the ferries are off and it's a very nice drive if you have time. It's about an 80 minute drive to Glasgow City Centre which is why we have to move, as work is in Glasgow.0

In which case ask the EA to detail the journey time via the ferries to the relevant terminus - eg Buchanan St. Far more relevant than the time to Glasgow Airport.

I think the problem is that you have alot of competition and no buyers, and if I were looking in that price range there are houses I'd rather look at first. Plus you are miles from anywhere. Nice weekend house if you live in a city, but I can't imagine that there's many jobs, so who are you appealing to ?0 -

Everybody dreams of living in a rural location. Combining this with the requirements of a job are something else.

30 years house selling experience here and tbh I can't see much wrong with your house.
The only thing that might put me off is those Leylandii. Are they yours or your neighbours. If they belonged to you then I would snap up your house in a heartbeat. If they belonged to your neighbour then I would walk away.
Yes you've guessed I would remove the Leylandii. Left unchecked they grow into monsters and can cause dreadful damage.
I used to live in Helensburgh and we used to get the ferry to Dunoon several times a year for a Sunday treat. Happy days.
I'm not suggesting you go to the expense of putting in an upstairs bathroom if you are hoping to move in the very near future. However, it might be worth getting some estimates and costings so that any would be purchasers know that a) putting in a bathroom is viable (it looks as if there is plenty of room) and b) how much it would cost.
One more thing. I think I noticed an additional external staircase. Is this a fire-escape and is it a legal requirement. Could people be worrying about the safety aspect.(i.e. more susceptible to burglaries???). Can it be hidden slightly (vegetation perhaps) to look a bit more discreet.
I don't know because it's difficult to tell from the photos but that outside staircase could be putting people off.
Re photos - too many and please tell your EA that dustbins are neither a decorative object nor an attractive garden feature. Lose it at least for the photos.

The ferry is quite expensive at £2 per passenger, per journey and that's not taking a car on! It's not ideal for the commute if I'm honest, which is why we're trying to sell.
I reckon we're trying to market to local people who are looking to downsize, FTB's (as Hubby was when he bought it) and people looking for a holiday home. It's certainly not a feasible family home and some retired couples may be put off by the stairs (as we've already been told before).0
