Why isn't my house selling?

Nothing helpful but just to say, if I was in the area and looking for a 2 bed house, I'd snap it up. It looks like a lovely cosy home0

Plenty of property available in the area. Ultimately will come down to price.0

Hi
One comment
The floorplan is totally unreadable for someone with my shortsight.
and do people think that the first floor space above the hall is a room cos they cannot read the legends? If you've have not made a mistake, you've made nothing0 -
Nice views, but from the photos rooms appear small.
Where does the price of the house fit in regards to your typical Dunoon housebuyer, FTB, buy-to-let, second rung on ladder, holiday home?
What's the competition like (be honest!)?
Is the local housing market static or buoyant? If you are querying your Council Tax band would you please state whether you are in England, Scotland or Wales0 -
First thoughts! Sorry, I'm really not being harsh and this is just my opinion.
1. You have too many pictures - some of them are duplicates and in my experience too many pics can make a person feel like they have "seen" the property and don't need to come and view.
2. Your pics are a bit dark, could you brighten/take new ones with the lights on?
3. The red bedroom, can you retake picture without the car and bin being visible from window?
4. (This is so awful, sorry) I think your garden and driveway are slightly letting the side down as they look a little scruffyI know it's a really scruffy time of year in general for gardens but I just don't think they look as good as they could.
5. You have too many external photos and none of them seem to be the best angle if that makes sense? I would pick one or two. Also maybe change the main external for the view?
As I said on PM if you send me your postcode I'll have a look on Rightmoveplus for you as well.
Edited to say: I do actually think it looks a lovely house!0 -
Also having problems reading the floor plan here too although i think i can just about make it out.
There are two things that do not appeal to me (if i read the floorplan right):
1) having the bedrooms split over two levels.
2) Having the the bathroom on the groundfloor.
The second is an immediate dealbreaker for me, especially when the bedrooms are upstairs and the bathroom is down.House deposit fund:

I do want to say though, that the decor and rooms themselves look wonderful and cosy and the view/location is stunning!House deposit fund:

It looks like a bargain to me, and is well under the home report valuation. Do you think that was a realistic valuation?
You've no 3s and nothing that sounds that offputting - I suppose you just have a relatively limited market in Dunoon, and are competing with larger houses

This one needs work, but you can see the potential in it, which might appeal more to people, especially as it is cheaper.0 -
I can't fault the interior at all -looks lovely. If I was to nitpick the back garden looks a bit bare BUT it is winter after all ! Good luckNothing is so fatiguing as the eternal hanging on of an uncompleted task. William James0

Thank you for all the comments.
The floorplan is very new (like in the past week) and the Estate Agent doesn't really know what she's doing with the software. Its not great, I admit.
We've already asked for the photos to be reduced as there are duplicates and this was done, but they've re-appeared.
There are about 3 similar properties on the market (mostly semi detached) for slightly more money and they ARE better but this is why we reduced a bit more, to try to compete. There are flats on for sale at around the same price as our detached property.
I agree with the car outside the window. Bad judgement on the Estate Agent's part.
The photos were taken in February last year so the gardens weren't really in tip top condition, but we can certainly have a look at making them prettier (although timing is rubbish for that one)
I can't change the layout unfortunately and part of the charm is the quirky layout... however if that's off-putting for some that's ok. It's not a straight 2 up, 2 down.
These are great to discuss with Hubby, as we feel the feedback from the agent is a bit sugar coated and/or vague at times.0
