  • Sorry to be thick but what is a "cam ceiling"? Google doesn't help. :(

    Is there room for a prospective purchaser to build a garage? Would they have any trouble getting planning permission?

    I like the building; quirky is good (for me) although character might be more appealing to some.

    I would agree with taking it off the market for a while and re-marketing it in the spring, when the weather is better and your garden is looking great, as is the view. Then you can sell them the dream :)

    My mum's family is from that part of the world and it is lovely although a little remote from the commuter belt.

    Take out the word "quirky" - to me, that means trouble - wonky ceilings and dodgy electrics or something, whereas "full of character" might be seen as different and desirable.

    If you have any little jobs to do that have needed doing, get them done in the meantime. Watch a few of those Kirsty and Phil house programmes (my guilty pleasure - "Secret Agent"!) and see if there is anything you might have missed. Even think about starting to pack things you won't need in the short term so it can look spacious and clear?

    The Help to Buy thing might have taken off more by the start of next year and your house is well priced to fit with that. Good luck!

  • Looks lovely to me. One thought, are you happy with your agent ?

    We are in a similar position in Edinburgh with a flat we are trying to sell and are about to change agent. We have had one viewing in about 5 months and he was keen, however jittery first time buyer. There are other properties in development selling which are smaller and aren't much difference in price. We dropped price but sometimes not solution. Hoping new agent will help in NY. More expensive but really chase the sale.

    Oh gosh, it is a lovely little cottage, there are lots of us envious townies who would love to live by the water in a place like this!

    You could make the garden look much better by uncovering whatever is under the green plastic (table and chairs? Barbeque?) and putting it out on the patio, maybe on the blue square in pic 15. Put the washing line away and take another few photos from some different angles. Try to get a sunny day for the pics and make it look like a space that people will want to use in the warmer months.

    Lose the bucket on top of the fridge-freezer and whatever the dark object is next to it. Agree about putting the bowl in the sink too. You should move your coffee table out of the picture, possibly one of the sofas too, a white rug may make the room look a little bit bigger and brighter. You could also move the bedside tables in the dark bedroom, that may help to show more space. And a cheap bit of voile over the window of bedroom 2 will hide a multitude of sins!

    It is lovely though, hopefully the right buyer will be along soon. :)

    - The floor plan is nearly unreadable

    - The text is too long = TLDR

    - Some photos are individually poor

    - The photos don't fit together into a coherent whole

    You arrive at the house (picture 1), then enter a cramped bedroom (picture 2), then kitchen (3) and only at picture 4 does the lounge appear. This is an off-putting layout to me - why this order?

    Picture 4 shows the lounge with stairs, whereas picture 5 shows the lounge opening out into the garden - so why include picture 4?

    Picture 6 shows your garden in shade with a tree blocking any views. Can the tree go? Can the picture be taken at a different time of day to appear nice and sunny?

    Picture 8 - as others have said, the view outside needs work

    Picture 9 - no idea what this is meant to say about your property

    Pictures 10, 13, 15, 16 - duplicates

    Pictures 11, 12 - make the interior look dark

    Picture 14 - something overgrown

    Pictures 17, 18, 19 - now confused; where are these showing? The garden was 14, but 17 looks like the garden, 18 says it is a drive but shows the garden again, 19 looks like 1 from a different angle

    A quick look at Bonnie Blink on offer at £450k showed similarly lacklustre photography and prose so maybe it's just their way of doing things.

    When did you buy the house? Has the job market changed since?

    It looks lovely, would happily rent it for a week holiday, but it doesn't look like there are lots of local jobs, and given you are wanting to sell for the same reason, then I can only assume it's a location issue.

    Could you speak to a holiday rental company about renting it out? You could then rent elsewhere.
